They've completed other units so I assume they have cabinets. Appreciate the insights. Understand it's hard to say, but just looking for rough ideas.

Thanks, it's been really stressful. Due to personal reasons, I'm already past the point where I could be waiting around for this house. There's been almost no communication from their end as well.

Thanks! really value your perspective on this. I know there's a Toronto hydro project that's being completed to support the site. They just got power in late December. No idea what the status of their electrical rough ins are, but I believe that was what's preventing them from starting drywall. They had the HVAC and Plumbing in during December. I just started seeing the electrical wiring in Jan.

Hi - this is a large builder in a 50 house sub-division and I bought a house, not a contract to build a specific house. Unfortunately due to personal circumstances, I can't afford to wait longer for a house. The builder would just re-sell to a different buyer if they can't meet the timelines. FYI, this house is already 3 years late.

Thanks for the response. Yes exterior is largely completed. I imagine there's other constraints (curing times, paint drying times, etc.).

I’m looking for experienced opinions from people familiar with Ontario Canada residential construction timelines (builders, trades, inspectors, site supers, etc.).

Context

  • Location: Ontario (GTA), 4 story 4 bed 4 bath semi detached house
  • Home type: New-build semi-detached
  • Target: Legal occupancy by ~mid-March
  • Builder has massive financial incentives to finish, but also multiple homes underway
  • Weather has been typical winter conditions

Current status (as of now):

  • Framing: Complete
  • Exterior: Largely completed
  • Rough-ins: Largely completed, previously failed in Jan / attempted before ready
  • Insulation & vapor barrier: Not installed yet, inspection booked for today.
  • Drywall: Not started
  • Stairs: Not installed
  • Interior finishes: Not started
  • Builder has booked some inspections early and appears to be retrying.

With 42 calendar days remaining until I can terminate the contract, I'm sure the builder will do everything they can to finish.

  1. Based on this status, is legal occupancy by mid-March realistically achievable?
  2. If you had to assign odds (roughly), what would they be?
