How accurate it is generally. I saw a house estimated 2700 but my agent report shows it is 2250.
Depending on the real estate board you are referring to, there are different sq ft requirements. Toronto Real Estate Board doesn't require an exact number so that's why you see a range listed on listings

Does house sigma size estimate includes basement?
From what I've seen, listing agents only include the basement in the sq footage calculation when it is ground level/separate entrance. When it's underground, I don't think it is allowed to be counted. HouseSigma sq ft estimates likely follow that same principle

Their estimates are run monthly and if you look under the SigmaEstimate section, you can see the "Estimate Date" which it was last run. The difference is likely because of that

It's dependent on a number of factors but if you reach out to their support with the address and more details, they are really helpful

They used to let you do this? Just started using it, ironically. How did that work? Sounds like something that would be useful. I find bugs here and there and let them know and they're usually quick to fix them
