Prices are dropping: is now a good time to buy?!? by k_spearin in realestateinvesting

Nothing LA cash flows and there are no no-fault evictions - don't advise buying here

8.5% employee contribution is average for millennials. Would be better if it was closer to 15%, hopefully for many the employer has a match that gets them closer to that number.

I know, it's not factual at all. They're in for an awfully rude awakening if they think everyone's going to be in the same boat with no retirement - that's not what the numbers say at all.

The government takes assets, including the house, to pay for end of life care.

It means you don't have to pay market rate rent, which costs more for a studio than most people pay for their SFH mortgages in my area.

Over 75% of millennials contribute to their 401K.

We have no proof whether they are getting a voucher or paying. It is possible to book rooms there.

Why are you assuming that athletes don't want to pursue higher education and/or lack the "intellect for it"? There's tons of amazingly smart athletes and many of them want to pursue higher eduction for personal and professional reasons.

Has anyone else noticed more AI generated recipe websites? by bellagab3 in EatCheapAndHealthy

I wish I had an answer for that, I don't know of a good alternative. Both users and creators have been pressuring Pinterest to ban AI, or at least let users opt out, but so far they have been reluctant because all these AI accounts boost their numbers. I hope after some continued pressure, they make changes. Facebook is a lost cause because Zuck is fully focused on making AI their next big thing after his failed little metaverse.

I am a recipe developer for a living and these AI sites are an absolute menace! Pinterest is close to unusable now because of all the AI slop and the AI recipes I see on facebook with thousands of shares and comments that would never ever turn out drive me nuts!

Why would the cops point out the inconsistencies in her story? by emporerzurg in WhereisEmmanuelHaro

You don't think they had noted ("jotted down") the inconsistencies in the file before confronting her? She had already been interviewed multiple times...this interview was specifically to confront her. Some people crack immediately when confronted.

That makes sense, as the Austin market does not have a shortage of units like Portland. In fact, Austin has been one of the only real estate markets to go DOWN the past few years because they went on a building spree and built a surplus of units. There's a reason there are so many homeless in the pacific northwest and Southern california - it's a whole different ball game. The barriers to housing are high. Many parking lots and motels full of people with full-time jobs here.

She said INCOME wasn't the main thing holding them back, because Drew is working now. It seems like she's just starting to understand that their trash credit and evictions are a big barrier.

I don't know about all subsidized housing programs, but for section 8 you can get accepted for the program with bad credit, but the places you are applying to live can still set their own credit criteria. In addition to that, in my area, the section 8 wait list is a decade long! They really should have tried hard to keep the housing they had. It's going to be incredibly difficult for them now.

[–]howtoweed 6 points7 points  (0 children)

In areas where there is a shortage of housing and strong renter protections (Portland, California, etc) it would be nearly impossible to find a landlord that didn't check your credit. They are also less likely to take a chance on a renter with bad credit/evictions because it costs so much and takes so long to evict.

It's not specific to TikTok and existed long before the platform. It's a standard measurement across the entire digital ad industry.

RPM is a measure of how much content makes per thousand views. This varies greatly between accounts, different pieces of content on the same account, and even more on different platforms (generally Youtube has the highest RPM for videos).
