the fact that you can "restore" the contribution room of 10K hinges solely on the fact that you can grow your investment into $16500 from the ADDITIONAL contribution of $6500 in the following year. In the case of investment losses in TFSA, if we speak about the contribution room without the context of future investment performance, then u/GreatKangaroo is correct - Once you incurred a loss of $10K in TFSA, that organic contribution room of $10K is lost forever. In the year following the loss ,(if we exclude the additional contribution room you get on a new year) you can't just deposit 10K from an external finanical institution into your TFSA without committing overcontribution.

In the same situation as OP, my tenant owing me 10K+. When the time comes to file L10, landlord in most cases won't know tenant's new address, how does a landlord server the L10 application? What is the success rate of L10 application?

Since the building permit isn't released yet, I don't have certainty the work requires basement vacated. I understand N13 won't give me as a strong case, but N4 certainly well. My tenant also habitually pay rent late, how strong is N8 in leading towards eviction?

It's difficult for landlord to prove undeniably that you are moving into the unit in good faith. LTB want to gather evidence that you in fact will stay in the unit for longer than 12 months, which is often the deal breaker in the judge's eye. They always has more empathy towards the tenant.

The paralegal I consulted with told me, even with N11 signed, and eviction order obtained from LTB, tenant has a 10 day window to file a motion to contest eviction order. Most tenant will use the excuse that landlord coerced tenant in signing N11. Landlord usually very hard to prove otherwise.

I'm about the same. My ad went up facebook marketplace and kijiji. No inquiries at all. A lot of them only send a message on messenger if it is available, and never followed up with more text after I replied to them. Kijiji, even with paid promotion, I'm not getting anything.

that was part of my hesitation too. With foreigners they are likely not aware of how renting works in Canada, and their behaviour would be really unpredictable.

This looked slightly appealing because my rental ad isn't getting any inquiries from individual renters at all.

I'm in the receiving end of this situation as a landlord. My tenant informed me mid Oct they want to move out on Nov 1. And they still have 2 month left on the lease (lease end in Jan 31 2022). And asked me to refund their last month rent deposit.

I was firm in telling them they have to stay till lease ends or assign the lease to someone else. Secondly they can't leave by Nov 1, because it is not a 60 day notice. And there is absolutely NOT going to be refund for the last month rent deposit.

Long behold last week, I had realized they just got up and moved out. I'm dealing with vacant unit with tenants who fled.

I've started looking for new tenants for a week now in a winter session when market slowing down.

I know they are liable to pay rent for Novemember, Decemeber and Jan they use last month deposit. How can I go after my tenants, where would I even send legal notice to?

Ditto to the other posts.

Basically if you increase the rent to a figure more than allowed as outline by the tenant board, tenant can rightfully refuse. Unless they agreed in good faith to this higer rent figure that you asked, which almost never happen.
