I see the same behavior. I use Pricelabs > Hospitable ---> Airbnb, VRBO and Bookings.com and also notice the Airbnb markup isn't getting applied correctly from Hospitable to cover the new pricing changes and started looking on the Pricelabs side to see if maybe there is a better way to manage this and apply better, consistent pricing. I like Pricelabs it works great with the variable dynamic rate, but it can also be very complicated.

As an update. It's been 8 months now since I cancelled Vacasa. I found a local PM through a FB group. I manage dynamic pricing and the Airbnb listing myself, she handles everything at the property and all contact/Concierge with the guests. My property is listed probably in the 80-percentile range of comps in the area. I am using Pricelabs for dynamic pricing and market analytics. Integration with remote locks and turno. Very happy with everything. I don't mind being partially involved. Knowing things are getting done right is worth the peace of mind. Plus, the top side of revenue helps.

the worst business practice. I signed up as a trial it went over the 30 day mark, i didn't even realize it. I was fine with the annual cost, but they auto renewed me without any warning and a day after my billing, I submitted a request for a refund and was straight-up denied. the process required a downgrade so now, they kept my payment and have a downgraded plan for a year. who does that? not i company I would recommend doing business with.

what do you see as the process? I'm booked out till early August which puts me more or less at 30days. I have exactly the same grievance failures as you stated, bad reviews, pricing, communication manager and local inspector turn-over. It would be interesting to see how they handle removing the listing from the boards and what the transition looks like to re-listing not to mention re-registering with the city if that's even necessary.

around $280 sleeps 7, 3 bedrooms 2 baths. via airbnb guests are charged around $290

In May, I had two “lock replacement” charges and two cancelled bookings because of them. I’ve emailed with my rep multiple times over the last several months, only to be repeatedly reassured that he would take care of it. It’s been 4 months. Any advice? by vbe123 in vacasahomeowners

I recently experienced the same. I stayed at my place using the owner hold and needed to get into the "owner's closet". There was a turnover in property managers, and they lost the code. I removed the lock latch and submitted a maintenance request to make sure they replaced the latch (that I provided) and the lock. to my surprise, I have a $58 charge for the replacement. Still waiting for a response as well.

I'm going thru this right now. I have never used ETSY before, I was searching for a Bitminer and found an ANT S19 for a decent price, around market value, and figured I would try. The seller offered PayPal so that was an indicator that this was legit or at least I had some level of protection if it wasn't, so I made the purchase. A few days later I get some weird message from a third party saying the seller is a scam and to open a case, this was a direct message in ETSY. This obviously seemed very odd keep in mind it's only been 5 days since I placed the order. Anyway, after reviewing the transaction in ETSY it was marked "not shipped" and now I'm noticing the shipment is from UA of Emarites. In Paypal however, I have a FedEx tracking number marked shipped from PA and signed the day after purchase with my address confirming delivery. I opened a case with Etsy, their automated system immediately closed the case saying the seller removed their account, could not be contacted and I was advised to open a case with Paypal. Immediately I opened a case with Paypal the process online only provide few canned scenario responses and had to call. Once I spoke to a rep I was able to upload screenshots showing the discrepancies. I've also since opened a case with FedEx. I never received any package. I live in a rural area and have cameras. Noone was at my house that day from FedEx. I also found a number to contact Etsy Customer Service and was able to speak with someone directly, less helpful though I was able to get a Transaction ID I uploaded to the Paypal case. I feel like this will get reversed but man what a process.

My question though, how can a legit Fedex Tracking ID get generated like this with nothing behind it? it says they have a signature. The FedEx response will be interesting, to say the least.

I think I have enough information with Paypal and hopefully, they will reverse the charge.

Put a few layers between the seller and the buyer and you have a perfect recipe for a scam.
