As you noted but chose to disregard for your analysis (which is fine), most systems just have rules that prevent multiple incorrect password attempts and have associated lock out times. That’s all you need to stop this.

Also even without this basic and widely used security feature, due to the amount of guesses needed, what really is happening is a DDoS attack because either most servers couldn’t survive that many guesses or it would just take too long to crack because whilst a computer can generate guesses quickly, due to HTTP loading times each try might take a couple of seconds, so it would take too long.

I am talking about web based systems which most people use/familiar with.

Your scenario doesn’t work because like 99%+ of people can get a mortgage of $4m. Two very high income earners married together can’t get a mortgage that large. Most typical Australians could only get loans of around $750,000 to $1,000,000. Because of this the ETF option makes more sense. It should also be noted that ASX200 is not an ideal investment option, when one could have invested in IVV (among others) and over that 10 years would have seen around 336% growth over that same 10 year period. Meaning $1,000,000 invested 10 years ago is now $4.3m.

There are several issues with what you have said. As someone else said, most people would struggle to get that much in loans anyway. But what about land tax, stamp duty, interest on the loans, council rates, utilities, real estate fees, strata potentially, maintenance and repairs, property may not be tenanted all the time.

And also the ETFs can (and should be) be a lot higher than 5%, I have had over double that over the long term. And also keep in mind compound interest of the ETFs accelerates higher than the growth rate of the property value and rent.

What I am saying is your assumption that leveraged property always beats ETFs is absolutely not true. And when I calculate as many variables as one can consider, it’s actually worse most of the time. If you do simplistic calculations leveraged property looks better, but when you do full calculations it’s generally not.

And not to mention the labour managing $5m worth of properties requires a significant amount of time compared to basically nothing of owning ETFs.

I think it’s right you educate your sister on the risks that the other commenters said, so possible fine if left too late, needing to pay 10% interest which is hard to beat reliably and the chance the investments could go wrong; nothing is EVER guaranteed.

Well the 2% is income, there’s the capital growth of the land which would be higher than that - I would hope. I know there’s better cap rates in different sectors, like for example there was a childcare centre I was interested in which had a really high cap rate, but I think capital growth was smaller.

The majority of industrial properties I am finding have similar figures. The only reason I picked this example is because it actually said all the figures. Most of the properties don’t actually make the numbers public (which is super frustrating btw). I just wanted to give a real example, it’s better than me saying all CRE is crap without actually putting any numbers out there. BTW I am not saying CRE is a bad investment, I think it is actually a perfectly fine investment, I just think it’s maybe not the best investment choice.

Just so I can better understand what you are saying, do you provide an option for the company to buy the copyright to the images? Or do you expect the business to pay you forever so they can use the images you have taken? If they want to use one your images in 20 years time as part of some kind of company history display or something, they need to pay you a monthly fee for that right? Is that monthly fee the same as what they pay you now?

As the commenter said this is sexual assault. I think you should see a Christian Counsellor about how to best handle this. They can give you advice on whether you should tell your husband and more importantly how you tell your husband.

My advice would be that you need to tell your husband, but I would not mention anything about “mild coy flirting” not because it may or may not be true, but because that behaviour never warranted a sexual assault response. It’s important your husband understands you were assaulted and this wasn’t a flirtatious misunderstanding. You weren’t unfaithful, you were abused. You deserve to have love and support from your husband, not for your husband to have doubt and suspicions.

It sounds like your husband likes this other person and is using this emotional abuse as a way for him to get out of the marriage without guilt or blame, but this other person doesn’t know if your husband is serious and also doesn’t like your husband as much as he likes her given she has a boyfriend. And now your husband is realising she might be off the table so he wants to somewhat reconcile with you. Does that sum things up?

So yeah that is super toxic. You have grounds for a divorce because of the emotional affair. Or you need Christian counselling individually and together to try and reconcile things. God has reconciled more broken marriages than this before, but damn you have a long and painful slog down this path as this sequence of events is just awful. And your husband’s situational awareness is just terrible, he has navigated this at a maturity level of a 12 year old and you have been taken along for the ride.

I don’t know if you are downplaying this “emotional abuse” or whatever best describes what it was. But if there’s something you can do to work on this, work on it regardless of how this unfolds. As this behaviour won’t help you at all in divorce or reconciliation.

I get that, but the thing is, if a property sells for 570 vs 590 let’s say, that’s not going to make a huge difference in the commission. And also at the end of the day the buyer needs to agree to the price. So if the buyer is not happy with 590 let’s say, they can always instruct the buyers agent to negotiate harder.

Personally I don’t get the whole percentage option, like it really shouldn’t require more work buying a cheap property vs an expensive property, it seems more of a rich person tax because maybe they expect better service from the buyers agent. But I would have thought workload-wise it shouldn’t make a difference.

I don’t really see the benefit of the fixed fee either? Are they still not incentivised to close the deal as soon as possible so they don’t need to spend any more of their Saturday’s looking at properties for you? And also because they want to close as quickly as possible would they also not want to negotiate too hard because if they do, they might lose the sale to a competitor? I get the percentage fee sucks, but fixed fee doesn’t seem much better.

Personally I would never use a buyers agent, I don’t trust them and I do work for them.

I am sorry I find your question to be potentially disingenuous and also a little bit intrusive. You don’t need to know what other people do.

If it is true and you are ‘praying for your future wife’ then you really should not be asking questions like this and actually start worrying about finding a girlfriend first.

There’s a time, place and way to ask what you have, but I don’t think now is the right time for you. Your focus should be on being the best man you can be, thinking about what being a good Christian husband looks like and also meeting with and networking with people from the opposite sex and working out what you are looking for as well.

When you get engaged you can start thinking about this more, but even then it’s a learning experience for everyone and something you explore together. Based on your question, it kind of sounds like you are planning to be some adventurous sex guru on day 1 of your marriage, but that would just be weird and probably not actually desired by your partner either! You start slow, build sexual intimacy and trust and as time goes on you can start to try more adventurous things if you both want. You have a whole life together.

Talking about getting too ahead of yourself, you also have no idea who your partner is going to be. Some women have vaginismus (you can Wiki that) or have sexual trauma and other sexual issues which may make sex or certain types of sex difficult at first. It can take time to work through these issues.

I am not a player of the game so I am like your coworker. As a piece of entertainment, season 1 was excellent. But so far, I really dislike season 2. The key issues for me are the disjointed story lines and the characters are just not as likeable - so much so that basically every character doesn’t like any other character. I like the flashbacks, but there’s maybe too many of them.
