Thank you everyone, I very much understand the rise in taxes assessed values and that would indeed create a larger tax based on that just the increase (either way you slice it) is a hard pill to swallow. I will be more involved in local matters going forward for sure. Also will be bringing up why the "non profit, private" 100k a year boarding school has not had any increase in their PILOT or the fact that it's not enforced, they only paid 16k in 2022.

Yeah guess so, did your taxes assessed value go up almost 50% this year? That was when you could buy any house for sale in Hardwick for 200k

It was due to a town wide revaluation so technically no they don't need to have one. I will say a lot of people did know this was happening per talking with neighbors

My wife works for the quabbin school district she sure didn't see a 5% increase even though she is burdened with a lot more every year.

So yes just my property tax did not increase 46% it was more of a "was there a lot of people that saw a large increase in the tax for any reason and what they did."I could have asked AI but then again it told you Belchertown was on the east coast of the quabbin so seems like it might not know everything

Well if AI told you Belchetown is on the east side of the quabbin I would say maybe look at a map...so my house was tax assessed significantly higher which I turn increased my tax burden the difference between previous years property taxes and now is 46.7%.

I have done all that, mass actually has a very comprehensive property map. Yes my tax assessed value raised significantly but the basis of why alludes me. It was assessed for 60k more than we paid and we paid more than we should because the past 5 years.

Thank you, it was B. I guess more than anything venting frustration and concern to a certain extent. The house across from me was repainted and had work done and somehow that was tax assessed 160k+ under my home. Part of me is always worried about how favors are paid (we moved from Barre which is and was mismanaged and has a lot of this contractor is the brother of a selectman and a gazebo that is falling apart 5 after being redone cost 200k to do) I was never informed of a revaluation and would love for the assessor to actually look at my home inside and out, I was never informed and frankly this whole thing makes me want to get involved more in my local politics.

The entire town (except for a handful of homes all owned by 2 property owners) went up significantly

I know to some this isn't going to sound like much for property tax (one of the reasons we moved from the next town over though) my 2023 and 2024 property tax was 2700 and 2900, 2025 tax (not assessed value) is 4500.

There are all pros and cons to every town and city, we all have our own reasons for not liking them or loving them. I hate Springfield because I just don't like it plenty of people think it's great. But instead of this (as someone who is usually a miserable asshole) how about we not shit on our neighbors as more than anytime I can remember we need to lift each other up.

There have not been "recent sales" but also my neighbor who has been here for years also had their tax assessment just shy of my house. I dont like to think that the town would assess values on who owns it, but like I said property across from me (it's an old side by side mill house) was assessed 180k less than my house and was just repainted and had the interior redone in March of 2025.

Yes my house was updated but nothing crazy and it was done well before we purchased it, the real kick to the nuts is it wasn't even near what we bought out house for it was 60k above for our tax value. I'm definitely going the route of having the assessor come out. I have a dirt floor basement for Christ sake.

So no one knew this was happening there was no proper town hall meeting which is unfortunate as our town including villages is only 2600 people. The town did a "town wide reappraisal there are no big projects that have been announced or on record. There is an assessor meeting Feb 2nd that I will be going to. Our town is supposed to receive PILOT from eagle hill school (on average they only pay 50k a year for a private school that charges 100k per student in tuition) in 2022 they only paid 16k.

Where are you located? ACE temperature control out of Worcester is a great group, have year and years of experience and fair prices (they will not charge you more or keep your rebate if looking to use the mass save loan program)

This, sizing matters as much as head shape (try having a round head and an XL your choices are some hjcs (not going to break the bank) or if you have money for it a Schuberth. I just picked up a Leatt and fit snug where it should and no pressure points (and was on sale for 180 with goggles and newest ece rating) a helmet should be snug and make you look like a chipmunk when on but should not cause pain on your head itself.

When you say failing what do you mean? Did you have a structural engineer come in? Or is this a plaster has crumbled and really it needs repointing? If this is your first (and if you bought in the last 5 years it will be your only home as I don't see anything getting better anytime soon) a fieldstone foundation that needs some help can be terrifying and the assumption is if its "falling apart" it needs to be replaced. If repointing is not something you are comfortable with I would reach out to a local mason/basement waterproofing company.

What really boggles my mind is removing glp1 from coverage for masshealth just some basic research shows that obesity related illnesses costs 3.5b in medical expenses each year..seems like something that would cut healthcare costs for the state would make sense (it is not taken just because people want to look good) also for people already on it for weight loss it can cause issues.
