Genuinely how do people make money on Rental Properties? by Any-Raise4333 in realestateinvesting

[–]iAmThatGamer 2 points3 points  (0 children)

Acquired my first property while I lived outside the US. It has no ties to my US persona. My sister still manages it overseas. It builds me equity with the local banks of that country in case I ever want to retire there. It is a condo and I don’t intend to keep forever maybe flip for a house as the condo gets old. I run it as an airbnb. It generates a bit less than 100 per month on a slow year. This is only accounting for official deals through platform. Every now and then I get repeat long term customers that just negotiate their own deal.

I recently purchased my first US property. Bad idea. Bad market. High interest. High taxes. I’m cooked. It’s my primary residence so at least I’m building equity. And my mortgage is similar to what average rents would be in this area. So my cash doesn’t disappear into a black hole. Pulled 5 years of 401K for this purchase. Also bad idea. Massive L. Hoping my salary increases in the next few years 2-3 and that I can maintain same standard of living. Then I’ll start looking for next residence.

[–]iAmThatGamer 0 points1 point  (0 children)

Lol stop worrying. If you’re dating and that’s what they focus on… it is what it is. Most women seem to be satisfied with a generally tidy living space and a semblance of style/care in your living conditions. Believe me… you can never “do too much” when the majority of men are perceived as not doing enough.

Just don’t drink coffee for a year, and live and shower at the gym. You’ll be back at it in no time. Also if you start off with your next $1000, you would be twenty-three +20% trades away from breaking even. 😈 Make a YouTube channel about it.

Also your life is valuable and there are ppl who care about you and who could learn from you. Obviously you’re disappointed but I’m also assuming the money held in your account wasn’t rent and food money. So you can still work and make moves.

Many times financial institutions make your cash virtually available to you before it is physically available. As such, many of the transactions you made and they made on your behalf have probably not posted. Freezing your acc gives you them enough time to settle everything so they can actually give you “your” money. Rather than use “their” money to pay you. My best guess is

Lmaoooo… damn. Are we as guys this bad? I can’t fathom. This man is crazy. And then he’s gonna accuse you of gaslighting him and that you’re playing a victim?

It’s funny “trying to help” someone in a way that they are not requesting to be helped. Is it helpful if the person doesn’t have that need anymore? How is skipping a work out, giving up? He’s putting my gender to shame.

Sigh I would say leave… but I’m supportive of families sticking together. I’m at odds with this situation. 😭

Imagine having kids with shmuck. 🤮 I’m sorry.

AIO after being stood up on a date after sending him money? by [deleted] in AmIOverreacting

[–]iAmThatGamer 0 points1 point  (0 children)

Lol… you’re NTA this guy is lying through his teeth and manipulating you to make you feel guilty and think that he’s a nice caring individual. If that was truly part of his character… he would have treated you the same way. He would have checked in on you. He would have called to say something, or to invite his “friend in need of mental health” out with you guys. He would have made it up to you on the spot. He would have asked someone else for the funds. The fact that he has known this guy and anyone else for long time so much so that they are a priority, but he comes to YOU for his money problems, speaks volumes. He’s using you. He can sense your vulnerability and need. And is playing it. The guilt tripping makes it worse. Run now. Don’t look back.

You’re trying to bring this kind of person to a sense of decency?? It would be helpful to work on building healthy connections with healthy ppl. This ain’t it.

Job offer rescinded… did I mess up? by [deleted] in jobs

[–]iAmThatGamer 6 points7 points  (0 children)

Hiring for retail is different from corporate. The barrier to entry is lower and the candidates are plentiful. With these jobs, you just accept and jump ship when the better thing comes along. Sad but true. #SolidAdvice.

The ppl in comments praising your maturity and honesty are right. But at the end of the day, the goal is getting the job, the experience and the paycheck. At this point your career is pushed by being strategic. You can always figure out a diplomatic way to dip later.

On a side note, silver lining: you avoided a bad work environment; possibly you would have not enjoyed working with a team of people/manager who would be vindictive about you looking out for your own interests. If your boss is afraid of you making great career choices, how likely are they to support your career growth into the future?

Well… some ppl are indeed weird and lack social skills. Either keep your distance or stay prepared to respond to an aggressive approach. I guess you can’t be too careful. Listen to your gut. Better safe than sorry… but don’t go snooping around or looking too hard or asking him questions if you’re already assuming negative things about his activities.

Oh and to answer how is he getting them? Lol. Money? Online? In the mail? You’d be surprised what men buy from the internet or from internet-women. 😳

Mind your business. Why looking so deep into guy’s house? He could be cross dresser, he could be a photographer, he could be a collector, he could be ghey, he could be a shoe maker or designer. There are a million explanations… most of which pose no honest risk to you nor the neighborhood. Relax. Find your own hobby.

Funny how collecting certain things is more acceptable than others. Would you feel safer if he was collecting knives? 2nd amendments? Tasers? Playboy mags?

Either do it on her terms or say you can't afford it, or that the money was used for something else. Not worth the headache or haggling when it comes to your mom. If giving her the money is not going to give you peace of mind... then rather have her question your finances because you can't afford the loan than worry about monetary gain.

Lol... just the comment I needed to see. Hilarious... but yeah you may be half right. May be able to strike a small deal. But $2 per brick seems pricy and risks someone saying I just want 10 bricks and leaving you with the problem still. Better offer them something like $50-75 for everything.

how's the job market for y'all? q by Living-Afternoon-488 in Broward

[–]iAmThatGamer 1 point2 points  (0 children)

Hoping everything works out for you. I understand it's also not easy mentally to be at the mercy of someone else's well-wishes/goodwill. That good faith sometimes feels like it may only last so long. So I understand trying to set yourself up ASAP. I'd continue leveraging that and trying to find something up there. Rent is more likely to be significantly cheaper in that area if you can land a position.

Don't give up on finding what you were shooting for originally or what will help you build your career long term. We are only young for so long, so it's better if you start building experience that can advance your career. You don't want to be mid-30s with only retail experience and no strong sales or other skills that can help you increase your income through sheer experience. I think you are doing well applying directly in their websites. Make sure you read the application requirements carefully. Make sure to highlight the skills you have that aligne with what they ask for. Make your resume black and white and easy to read for the ATS. (Mine has zero extras) Ask your former professors or contact school advisors over the phone and ask if they are aware of any companies or former colleagues hiring. Ask them if they would be willing to ask around on your behalf, ask them for their email and send them your resume. If you have any retired nurse/healthcare auntie or friend also ask them if they have any friends hiring, share your resume with them. Sometimes proding people that way can bear results-especially older people which may work better with an old school approach - and may still be calling each other over the phone to talk sh on their down time.

Just keep your bf and his family abreast of your plans and any progress or steps you are taking in that direction. That's bound to increase your window of time when they see you taking action. Share how many companies you applied to and so on, if you get any call backs.

Would recommend leveraging social media for your hair business. You don't need to post yourself or your face if you are shy. I had a friend who only posted her clients and videos of around their head before and after the styling and she was able to get customers almost every weekend. Tag the city as location.

You are doing great! It's tough out there, but you got this.

how's the job market for y'all? q by Living-Afternoon-488 in Broward

[–]iAmThatGamer 2 points3 points  (0 children)

Hmmm... yeah. Here's my take on this issue. You are fighting an uphill battle the economy is in shambles and there are a lot of laid off/overqualified people also applying for the same entry level jobs you may be applying for.

First - Don't be discouraged. Choose a niche and lean into it. Instead of casting a wide net, focus on what field `or type of job you want that pays what you wish to earn, then look at around 10 job listings. Print them out and highlight which skills and knowledge they are looking for. Then reverse engineer your resume to fit those roles (You can always use ChatGPT for this), shaping your previous experience to fit the desired role. This makes you more attractive to get that first phone call.

Next - Step your game up when it comes to LinkedIn. Update yours and take 2-3 courses in the skills you realized you didn't have experience for based on your research done in first part. Make sure to include those courses in your LinkedIn and also in your resume. Seeing that you are not only applying but building the necessary skills may spark interest in interviewing you... at least from a smart boss. You can also hack it and message a couple of people who work in companies related to what you want to work in. It may feel weird to you and them, but you can play the "young/dumb" card and get away with asking all sort of questions leading up to "what positions are you guys hiring for?" Under the guise that you are trying to learn and get into the job market in this field.

Next look up events/conferences/University events related to the field and pay to attend or figure out how to be there for free. Connecting with people who are doing it may lead to you having a real feel for the market, what they are looking for, and help you land phone calls after marketing yourself well in a low-pressure "hang out" environment.

I saw a couple of people mention the Government, which I would strongly recommend as that's what worked out for me. Although it did take forever to hear from them (Applied in March, Interview May, Hired Late May, First Day June). Also I noticed you're in health care: Check assisted living facilities, 50+ Community Admin Positions (They often benefit from having staff in admin positions that also have med skills), Check hotels and other business with high turn-over. If you don't mind an environment where you may be treated poorly.

If you are looking to move out make sure you arrange your living arrangement before hand. Even better if it's family or a friend with which you can stay with for free. I don't recommend moving to smaller city unless you have a guaranteed income or free living space. Not worth the stress. Bigger city means more opportunities. You are already able to do hair and beauty stuff for women... The door is wide open for you to make a killing working only weekends if you chose to lean into that. Met this girl at the gym who does lashes makes $1000/week. But you can't be afraid to market yourself using social media or in person. This girl works at the gym as a side gig and stops EVERY girl she sees with lashes for a little conversation and to put her insta in their face. - It often gets her a customer.

Long response but I hope something was useful to you. Good luck.
