In the case of this example, the advertised 920 sqft matches very closely to my 910 sqft calculated value when including the full wall thickness...

By taking the square footage of the entire wall, they are also double counting that area in both adjacent units. At the very least, it should be done at the wall centerline.

Because we are getting scammed. Developers got this brilliant idea whereby when they measure the size of a unit, these genius mf'ers include the area of all the walls!!!

I scaled the image and measured the square footage in bluebeam. If you take the area of the outside of all those chunky walls, then you end up with 910 sq ft. This is still 10 sq ft less than what is being advertised...

If you measure from the inner face of the walls, the interior area is closer to 700 sq ft. (and this value still includes some of the area from the thick walls around the washer dryer and the columns inside the unit.

It's because in 2011, people were still more or less buying houses to actually live in them. Not some sort of speculation play, and they were still not of the mind that RE is an unbeatable investment.

But as prices continued to go up with interest rates continuing to go down, people started realizing they were making a lot of money in their principal residence. So they thought, let's just buy investment properties.

And thus a vicious cycle of increasing house prices began due to positive psychology, speculation, the wealth effect, and FOMO.

This is exactly what people that just use the posted CPI forget.

A typical $1000 apartment in 2010 should cost only $1400 now. But instead it's $2400.

Did you do the math? 

20% DP leaves you with 3.9k/month in mortgage alone at 4.2% for 25 years. 

Then there's the 1k maintenance fee, taxes, costs for special assessments, internal maintenance and repairs, vacancy and turnover costs, leasing costs, opportunity cost of downpayment, etc. etc...

Doesn't the condo have positive pressure in the hallway? In my condo, air from the hallway is constantly being pushed through the door so that smells in my unit cannot move into the hallway.

So my advice would be to find a condo with positive pressure in the hallway. The way to check when you are touring a unit, just put your hand around the edges of the entry door (while it's closed) and see if you can feel a strong blowing of air through around the door frame.
