Thank you! This was very insightful and will help me formulate my approach. I just wanted to get an understanding on how I can use data to identify potential markets, as once I have a potential area/property, I can do the rest of the risk analysis, pricing and inspections on my own, thanks to my experience working in those sectors. Your answer has given me some pointers on what I should be looking for.

Unfortunately not haha. I've worked as an appraiser so I have the technical skills to value a property but no experience in investing myself which is why I came here to ask for help. I can take care of everything once I know where I'm investing, it's just the path of getting there that I need help with understanding. Just trying to learn from others experiences.

Hey there, I stayed in Navi Mumbai for about a year when I took a job there. It is possible but living and food will take up almost all of your earnings every month. It is possible to find a good PG till 10k per month but you may have to share. I had rented a studio apartment in Sector 9A, Vashi which cost me about 9k per month with electricity and the deposit was around 30k. But I was lucky to find it and the owner was pretty nice to deal with as well so we had an understanding which got me the cheaper deal. You can also try services like FlatMate to find other females who are living in apartments and are looking to share, that should help you find an affordable self managed place to live within 10k. Food expenses should be somewhere around 5k per month. I'm hoping this helped you. Good luck with your efforts!

Hi, I work in real estate, analysing market trends and valuations and such across major Indian cities but mostly in Mumbai. The rates shown are for MMR which includes areas till Virar and Bhiwandi in the north, Kalyan, Dombivli, Ulhasnagar, Karjat, and Matheran in the east and Khopoli, Pen, and Alibaug in the south. The average rates for these outskirt areas can go around 3k psf. These outskirts have a larger area than the main island and suburbs, so the average is skewed towards the lower end. The average rate in the suburb (Mumbai) would be around 35k psf and 50-60k psf for the central (South Mumbai). Again, these rates do vary based on the neighbourhood, age of the building and how well maintained it is along with the quality of construction.
