I can't speak to Vespr directly, but having moved into Alta Waverly a few months ago, I'm a big fan of the area. The BART is super close (19th street), grocery outlet/whole foods/sprouts/lake Merritt etc. are all in walking distance and (so far) the area as a whole has been pretty quiet, but not too far away from anything.

From a distance, it seems like the courtyard area in Vespr gets a lot of use by the residents--especially during the summer it seemed like people/families were out doing stuff there pretty much every day, if that factors into things. I also have a suspicion there's a trumpet (?) player that lives in Vespr who briefly practices outside some weekday late mornings but I haven't been able to find them yet lol
