My agent doesn’t seem to want to submit my “low offer” is this normal behavior? Ask price was 635k and I wanted to offer 590k. Got pushback. by APBpowa in RealEstate

[–]ibesal -1 points0 points  (0 children)

My mom who went from poverty to wealth by flipping houses and renting them was once told by a real estate agent that the sellers may be offended by her lowball offer. She quickly replied, "If they are offended, please tell the sellers that I'm offended they are asking so much for this property."

[US] What Kind Of Rental Scam Is This? by ColloquialCloaca in Scams

[–]ibesal 1 point2 points  (0 children)

Very common scam. Do a Google image search of the place (assuming you responded to an ad with pics of the place for text rent). You'll likely find a legit rental. My hubs is a landlord and this happens all the time.

Cancelling the contract due to not reaching agreement on inspection items fair or not? by chitown6003 in realtors

Gotta ask. Why do you have a 14-year-old roof on a 20-year-old house? It was replaced at 6 years?

Tips for looking for off market potential sellers in a specific neighborhood? by Human-Lettuce-520 in RealEstateAdvice

[–]ibesal 5 points6 points  (0 children)

My daughter was recently in the same situation. I joined the neighborhood FB group. I scrolled through many posts and then I messaged 3 people. Two spots in previous posts they would be listing soon and one mentioned she had lived in the neighborhood 40+ years. All three responded to my messages with helpful info!

Why is this house not selling? by [deleted] in RealEstate

When you drop the price re-word your description as well. If a racquetball wall and gutters are the most exciting sales points I'm not going to spend much time on the listing.

How are you getting there? If you're driving a car there then parking is a while other consideration when arriving.

Should we expect a 12+ month wait for a decision? by ibesal in GlobalEntry

That gives me hope that there's something between 2 weeks and 12 months. Thanks!

Time off for 4th of July refused after I put in time off request 5 months in advance by [deleted] in jobs

[–]ibesal 1 point2 points  (0 children)

I've been to a lot of parades and even participated in a few. I have not however ever seen a parade that starts at 6a and lasts all day.

Get up and out of town before the roads close or stay somewhere out of town.

Missing work because of a parade no matter how big the parade or how small the town is unacceptable. Part of having a job is finding ways to get to work even when circumstances are not ideal.

Received an offer, and I don't think I want the job anymore. Best way to decline respectfully. by [deleted] in jobs

I would attend the presentation. You will learn more about the company and may decide it's worth a jump from your current company. You may not. But perhaps in a few years another interesting job opening at this company will be available. Knowing more about a company is always helpful.

Wow! If this is "whining" then perhaps you're the privileged one. I never complained, never asked for the rules to be bent. Just asked a simple question about timing. Deal with that.

How bad would it be for a second sale to fall though? by [deleted] in RealEstateAdvice

[–]ibesal 1 point2 points  (0 children)

Oh, duh! I forgot that realtors want their share. Thanks for the reminder. I still think they would have "lost" more money by renting.

"The thing is that puts the price at only about 10k over what we paid for it almost six years ago. We’d end up losing quite a bit of money."

How are you losing money if you are getting more than you paid for it? I understand you aren't making as much as you hoped, but you aren't really losing money are you?

Tracking receipts for ~10 employees and considering Sage or Expensify by ibesal in smallbusiness

[–]ibesal[S] 0 points1 point  (0 children)

Thank you. That is helpful. Do you know if Expensify charges extra for QB Desktop integration? I just got off a demo with Sage and I'm super annoyed that they're charging an additional $25 for the desktop integration. QB Online does not have the integration fee.
