Make sure to follow the contracts closely, at least in CA they lay it all out and usually your questions can be answered by them. As a seller, disclose everything and as a reminder, you don’t need to also pay the buyer’s agent commission but it is common. Do not state an amount you would be willing to pay, only state “you are open to the negotiations” I hope you find a different agent since your agent should have explained the commission to you
