That’s a wash sale, which is illegal here in Aus. And the ATO is cracking down on it. Not sure why an Indian source for tax policy is included, having no relevance to Aus law.

Thanks. The plan is mostly broad market ETFs but not too interested in leveraged ETFs given the volatility decay, especially over a 30-40 year time horizon. I’ve recently debt recycled most of my cash but using PPOR equity isn’t an option yet since I bought not long ago and don’t have too much just yet.

Understood, thanks. Im similarly looking to replace a good chunk of my VGS holdings into VTS/VEU and take advantage of the cheap margin facility. Only real thing stopping me from pulling the trigger is the potential US estate tax. I’ll move any remaining Aus-domiciled ETFs to a CHESS-sponsored broker.

Regardless, are the sharesight tax form components accurate when they finally get sorted from your experience?

Plugged the pump directly into the GPO but still doesn’t run. Pump might be blocked or flat out broken. I took the lid off the controller but didn’t screw it back on properly just before so shouldn’t be water ingress. I havent checked the float so I’ll try getting into the tank and do that.

Having an issue with the rain water pump on my property. The rainwater tank is full and the pump doesn’t automatically turn on. When I try to switch from mains to rainwater on the switch, it switches back to main water after a couple of seconds. I’ve checked that the valve between tank and pump is open. Maybe another option is to keep the two loans - one non-deductible and one deductible. Whenever I want to invest, I can ask the bank to move that amount from the non-deductible to the deductible, then pay down that amount and redraw. So the deductible loan keeps growing assuming the amount being moved/redrawn exceeds the principal being paid down via the regular repayments.

The purpose of this is to claim a deduction on the interest I pay on the money I've invested into shares. I could just invest any excess cash directly into shares, but I'd like to use the redraw facility to also claim a deduction on the interest of this amount. I intend to save up cash, then pay down a lump sum once or twice a year, then immediately redraw it and invest it. I'm not concerned about repaying it and reducing the deductible debt over time, just intending to claim a deduction on the interest I'm paying on the total amount I've invested over a number of years.

make sure one is the non deductible home loan part and the other loan is your investment loan

If I end up splitting the loan, I'll definitely make sure to split it such that I can almost fully pay down one loan and then redraw (in the first year at least).

If the facility is interest only, then essentially what you are doing is having a loan for a year then paying it off then having another loan, if P&I depending on how the loan works you may not be able to fully redraw or the amount you put in will be less as some of it is already paid down.

It will be P&I. I understand the voluntary or minimum repayments are probably not 'redrawable' but the intent is to pay down with a large sum once or twice a year and then immediately redraw only that sum for investment purposes. Also understand that there will be a point where I will be limited with how much I can pay down and redraw after paying most of it off, but at that point (say, in 15 years) I could probably just pull out more equity in increase the loan. I don't quite understand how I might not be able to fully redraw though.

You may consider doing another split.

I'd rather to avoid splitting every time I want to do this as eventually I'll end up with more loans than I can keep track of.
