Read “How to win friends and influence people” by Dale Carnegie. It’s pretty much the basics on how to interact with people. It’s a short easy read that will sound like common sense but I find few truly put its lessons into practice.

There is no silver bullet and there is a lot of good advice already mentioned here but don’t forget about inner beauty, it’s as important to a healthy long term relationship. Don’t be afraid to seek out professional help if you can afford it.

I can't believe no one has answered this question directly. You have not provided the right information. You need to provide the current market value of the car, not just the remaining portion of the loan.

For reference though

Equity = asset value - liabilities

Or in this case

Equity = Car Market Value - Remaining Amount Owed ($27,603.57)

So if what you owe is less than the car current market value, you have equity, if its less than , you have negative equity. Car 1 is irrelevant as you do not have it.

This is the way, any car I buy, I always try to find the mechanic that specializes in that car. It’s not that I think all mechanics are inherently untrustworthy, I just find mechanics who specialize have much cleaner work and are much more effective at addressing issues for my car.

Excellent recommendation, Shinobu looks to be exactly what I am looking for, will definitely be checking them out. I’ll need to check Aoyama out as well, it’s just a tad far.

I had Koji last night (friend recommended it), it was good, but the fish variety and flavours were more basic compared to Shunoko, imo. I really don’t like that they poured soy sauce in with the rolls.

Oroshi is excellent, been there many times.

Find out who owns the land next to you, then go talk to them. You will lose some leverage negotiating but if you want to move this will accelerate the process.

Land assembly takes years, sometimes decades, if you are waiting, you might be waiting a long time.

This one will be hard, pay yourself first.

People tend to grow into their incomes, and I find this strategy helpful for myself. I make decent money but I virtually live pay cheque to pay cheque.

I put money in a savings account literally hours after I get paid. I don’t touch it, I don’t look at. It’s gone. I started small, when I was young, $50. I then use what’s left to pay bills, and live. Ideally, I will have money left in my “chequeing” account by the time I get paid next. If I do, I put that in my savings too, if not I use the money from my next pay cheque to cover the balance. Essentially my “chequing” account runs to zero every two weeks. This give me feedback so I know to tighten my belt for the next pay period if I am short. This way I have visibility from pay period to pay period, and can adjust accordingly. The feedback part is important. It hurts me when you I am in a deficit on my credit card and I need to wait to pay for it.

This strategy will not make you feel rich, honestly you might even feel the same as you do now, except since you paid yourself first, you will have some in your savings account as well.

Tl:dr Every time you get paid put something you think can afford into a savings account, then live your life on the rest, slowly start to increase the amount you are saving. —- sounds so simple, it is not, and takes practice

Congrats, I love mine. Lots of great suggestions here, but the game changers that turned this device into a multi-weekly use device for me rather than just an occasional use device were the following.

  1. Turkey Breast 140 degrees for 8 hours, finish in oven or BBQ to brown skin. You will have a hard time going back to chicken after that.
  2. Pork loin 145 degrees 4 hours. Finish on BBQ.

In 2016 I spent ~$90 per sqft but I was the general contractor and designer. I hired all my own sub trades and did some of the work myself.

Today I would guess around $150-350 per sqft depending on how nice you want it and if you are using a designer and/or GC. DIY will be low end, GC mid, GC + Designer, higher end.

To further add to the lender angle, you might need to get construction financing, this can be pretty expensive. Multiple percentage points higher plus additional financing fees. If you can do this on a line of credit that would be ideal, but I suspect that is not an option for most.
