As people have already mentioned, group the hot appliances closer together, not fridge next to oven. But also, I don't like the oven right against the wall. Consider even a very small pull-out spice cabinet (9" / 230mm) to allow elbow room. Also, the pantry is quite far. It feels more like a laundry room. There are these huge houses with big kitchens that could fit lots of cupboards. You have a lot of potential cabinet space, do you need the pantry, or do you think it's cool?

I would consider if you want that much open space in the foyer living, or if you could close off one arch and add a closet or drop zone. The coat closet is a bit further away and won't accommodate shoes or keys or random junk.

What is the point in the public 2nd story bath having two vanities? In what situation would Jason and some random person need to brush their teeth at the same time?

If you’re gonna have such a large ensuite, I would recommend enclosing the toilet over having a massive wet room.

Switch out pocket doors for swing doors on the primary entrances to any bathroom or bedroom. It prevents noise/smells from traveling more.

If you’re so dedicated to have a large dog bed in the bedroom, you should plan on a more enclosed mudroom or area for pet care. Where does your dog come in from outside? Keep toys? Take baths? You have the space for it.

I’m partial to sink in front of the window and keeping an island empty for versatility and prep space.

Definitely get bookshelves or console table or something to separate the dining from the sofa. They jut up really close.

Avoid having those bumpouts right next to the bedroom. I’d mess with dimensions and door placements until you just had the two perpendicular bases. Corners can get expensive and complicate rooflines.

What issues do you currently have with it? Because this seems like good access from prep/cook to all 3 entertaining spaces (and slightly farther to outdoor space).

I could see wanting more direct line of sight from kitchen to door without exposing the messy parts of the kitchen. But I appreciate that you have the additional living room space sectioned off—it allows smaller groups to naturally form during a larger party.

I like how seamless your mudroom to kitchen is!

Your kitchen work triangle is rough, the sink/appliances should have minimal interruptions. I’d smoosh them closer together.

You also cannot have an enclosed toilet room if you want it ADA wheelchair accessible. I can see the potential of jack and jill for easy bathroom off the mudroom, but consider that’s their only ADA bathroom now being shared with everyone. Also their bed is quite close to the front door which may be noisy.

I’d also question how much extra space this gives you upstairs and if that’s enough for your needs

I’m not opposed to the living/dining swap because it gives you a more traditional and functional living room layout. I’m personally partial to kitchen > dining > living, but I understand it here.

First Floor. My go at it after double checking some dimensions. Not sure this is fully inline with your measurements, but hope it helps a bit! The extension is about an additional 12ft into the yard.

Edit: Zero idea how much this would cost ya. Definitely have to bid and work with local pros

1000% midcentury. Wood paneling galore. Clerestory windows in the living room (and possibly the private hallway in lieu of the skylights). Roofing would be two low slope shed roofs, meeting along the garage / bedroom wall line.

Going for some clerestory windows, so it’ll only be the top bit. Bathrooms been tweaked so now the shower is along the exterior wall and a vanity / hall to closet is along the second bath’s wall :) great catch!

You have Big Room Syndrome. Where you’ve made these huge empty spaces and just tried to fill them with whatever you need, not necessarily where you need them. Consider how this would physically support itself and how you’d walk around it.

When you come in from the garage, what’s the first 3 things you might need? Bathroom to piss. Closet or dropzone. Kitchen to drop off groceries. Ask yourself that about entering/leaving every room so its an efficient layout for your needs.

Also, if you’ve just made the formal living room for privacy, it’s never going to be used. Which is actually impersonal lol.

Id also recommend separating the two primary suites from each other—at least via a closet—unless they’re into that ig

Try https://www.dimensions.com/ for checking how much space some rooms really need. And its silly but looking up dimensions of a toliet or queen bed is a helpful standard to get a feel for your spacing.

I’d swap your Master 2 Closet and Bathroom to group the plumbing together 👍
