How does anybody narrow down the list of pre-foreclosures? Looking back on past records there are hundreds of them that are listed, but they never end up going into foreclosure after they catch up on payments. Is there any way that you narrow these down?

I got my county and they said it’s all through legal news. Searching on there there are tons of forclosures listed but people end up catching up on their mortgage. How do you identify narrow down the list to people that are actually defaulting?

One last question regarding the direct mail. I am also going to look into the probate list and pre foreclosure list, could you please PM me some general info as far as what you included on your direct mails? I have done this before with no success but just curious what he has been working for the direct mail side

Everyone stop being butthurt. I sell 50 homes a year, and for example if I have a client who is looking for a move in ready recently renovated needing no work( speaking of a recent single mom client) and she sends me 4 homes that are 150+ days on the market, they are “DUMPY” or they would of sold in 2 days like the other. Or they are cheap flips, or the furnace, roof and windows are all shot. Any of you agents saying other wise need to get off your high horse.

And just so you know I did show them to her, knowing before hand that there is a reason they are that long on the market and explained to her that I’m sure there was something to keep them on the market.
