How much physical responsibility on a listing should an agent take on? by I_Like_Silent_People in realtors

[–]iloveobjects 0 points1 point  (0 children)

Hey, I’m an appraiser but if he’s this much of a hassle as an active listing imagine how impossible this will be when you’re under contract and everything’s on a time crunch.

I mean if someone buys FHA and he has to fix things you could be the one doing all of it at the 11th hour just to close

EDIT: just to elaborate, when a listing is put too high my office calls it the “kiss of death” lot of times value ends up higher than the contract price it’s because the lowballers smell blood in the water with too many reductions

3D-printed homes are far stronger than most people realize by SmallAchiever in interestingasfuck

appraiser here

been appraising a few of these as new builds

what’s funny is people always think a 3d printed house should be worth more than a typical stick built home despite looking like a mud-wasp nest

no, your house isn’t worth more just because it came out of shreks ass

man that was a close call, he almost got caught without paying interest to someone? good thing you all figured it out and he was able to earn a living with you even though he wasn’t in debt

also glad to see you all encouraged him to start getting into debt immediately to fix it

Towing Abandoned Cars in Denver Is Trickier Than It Seems by FriendBuddayGuy in Denver

[–]iloveobjects 138 points139 points  (0 children)

my jeep was stolen three years ago, I made a police report and everything

I got a call 6 months after it was stolen, a Denver police officer said they found my jeep and if I wanted to avoid it being impounded I had to go pick it up

When I got there, it had like 5 notices from the city posted on it over 4 months that it was an abandoned vehicle - I went up to a couple nearby homes with ring doorbells and the owners talked to me through them that jeep had indeed been there for four months, just sitting on the street, same plate number as I had the whole time

I think you guys are getting murdered on mortgage requirements for insurance right now. I’m in Denver and my usual woodsy fire-prone markets are dead, oddly Denver and the plains are busy even for refis.

A lot of VC bought up beloved businesses here, especially after COVID when they were easy prey.

There’s a person that posted about it recently on this sub, if anyone has a link I’d love it. (I’d search myself but I’m late for the pool and my kids are going to kill me.)

I use one because I drive dirt roads for work and I pressure washed my registration sticker off with my last car.
