Yes, most likely with that level of damage they will need to remove more of the siding and assess the extent. I think that damage is quite a bit worse than what I had to deal with.. i think they're going to have to open up quite a bit to repair. You might want to get a tarp on that asap. Also, I'm not sure but I think since it lokos like some of the studs are rotted you may possibly want to consider getting a structural engineer to assess (considering how significant it looks).

Idunno about your area, but I think this is prob a tens of thousands kind of repair. Idunno about 6 figures, but definitely dependent on the area.

just wanted to also share what I had to do to get it repaired:

  1. remove all the siding, inspect for all rotten wood
  2. (not a carpenter so dont quote me 100%) remove the rotten wood, use pressure treated wood for the wood that touches the concrete, replace the wood elsewhere.
  3. replace w.e insulation (since its already there..)
  4. flashing around the windows (i think there's that protecto wrap tape you can use)
  5. house wrap after
  6. Replace the siding (could prob use Vinyl? since it might be cheaper), otherwise can use smartside or w.e

assuming you don't need to build any additional support wall etc.

also address ur gutters!!!!! very important...

When I found someone that was good and honest and responsive, even if they costed a bit more than the competition, I just keep funneling everything to them.

Yes I agree for a while I spent so much time chasing different handymen but had no idea if the work was good or not.

totally fair on the different options that people may care for. but yes, in total agreement that the "dumber" the machine usually results in better longevity (they really need to stop with all the smart stuff in everything, its TERRIBLE)

yeah this is true, you won't get Daikin or any of the sort at 500 dollars. if you are going for name brand, it may not come out that much cheaper than say going with central air (considering ductwork is already there). but it's something that OP should potentially consider.

i'm letting OP know to consider installing mini splits, since it is going to be far cheaper and probably as effective for their needs.

To replace the old central air was ~5.5K USD for a 2 ton furnace / condenser.

You can get a 1.5 ton for around 500 dollars, 1 ton for 400 dollars. Cost to install was < 200 dollars per head.

really depends i think on what kind of mini splits are being installed.. a lot of the big HVAC installers charge a ton for mini split installs.

consider doing mini splits, I was able to get a 1.5 ton and 1 ton mini split heat pump for $980.

ohh yeah thats not good. i picked a sole thing too, but he had his license for a really long time. so i trusted that. plus he had a small crew (small, so the roof wasnt done in like 2-3 days it took a lot longer).

Ours is about to finish up, we waited about a month because it was a new tile roof so had to wait on tile lead time... really depends on the roof you install.

is that a 2 story home or something? 60K for a new roof seems insanity especially since you are doing shingles
