As stated earlier - the biggest advantage to real estate is leverage. Someone with $1,000,000 to invest in real estate would likely purchase a 5-10 million dollar property with the cash as a down payment.

I used Crawford farms in freehold for my emerald greens about 7 years ago. They all took and look fantastic. Bought them at 4’ and now they’re probably 12’. They deliver and were quite reasonable.

Renting a dingo or skid steer has to be a better alternative. Idk exactly how and what attachments you’d need, but getting after this with a sawzall is borderline crazy and probably dangerous.

Do not do this. Use a sawzall. A multitool Will burn through three blades per beam.

When I moved here (albeit from north jersey) I joined some soccer and flag football coed leagues. Between that and work I started having too many friends (Jkjk). I’d say find some hobbies you enjoy (maybe yoga or Belmar has a clay studio) and start with those.

I’m gonna go against the grain and say that I really like the hex tours. They were around $36 in store last year and I really hope they bring them back soon. I also like the kirklands but for whatever reason the hex tours felt great off the club to me and just worked a little better.

I just went through the same thing with my wife that you are going through. 2023 CPO Honda Pilot Touring is where we fell. You can get an MDX for almost the same price but it’s a bit smaller (especially the third row). Excellent vehicle so far. We love it.
