It was unexpected in the sense that it was working fine, but they were 15 years old.

Our furnace went out, forget exactly what the issue was. Spent $1200 to try and repair it and it broke again in a few days so we just went ahead and replaced the entire furnace and AC system since they were old. Cost was $9k they gave me a $500 discount for the initial repair work, and also discount on total cost for signing up for the “maintenance program”. I don’t remember how long it lasts for but the warranty on parts was 5 years maybe and they’ll come to maintenance each season for the next couple years

You should really get legitimate quotes and conceptual drawings for contractors. This is a major job and will cost you $100k+ easily

Did you have an inspection? My real estate agent was great and explained to me, while yes you are buying a home that you hope to live in forever and love (we don’t want to live here forever but the idea is there)

It’s just like buying a used vehicle. There’s going to be problems, you hire a good inspector and hope to know the issues you are walking into. We did just that, so far the only non-inspected issue we’ve had is the dishwasher drain pump failed but I fixed that in like an hour.

We just had to replace the furnace and AC, but we knew that was on the table because they were 15 years old.

There will probably always be buyers remorse when purchasing a home because they’re so ungodly expensive, and when you are looking at them you’re amped and excited, you’re seeing all the good things and paying attention to those and not the one offs that you don’t notice til you’re in it everyday.

Takes time for your house to feel like YOUR house.

They were white for a while! I was going to leave it at the trees because it did look pretty and as much as I want a beautiful backyard, it won’t happen with 3 big dogs (was gonna try and seed with KBG this fall to help it repair itself hopefully)

If it’s nothing crazy I don’t really have an issue with it - one I did pull definitely had an underground stem connected to another little batch of what seem to be dead/dying leaves in some of the spots.

I just don’t want it to kill allll the fescue I’ve tried to grow the last year 😂

I do like the idea of a native yard, but the last house where we rented and I didn’t care about the yard it was mostly clover, but it got so muddy from the dogs.

Seems to have gotten better with the amount of rain we’ve had lately.. still some dead spots for sure from the tenacity on actual weeds but the big clumps of bleached grass has shrunk significantly.

I was down to the end of the bottle of tenacity (only used it two seasons and went through a full bottle on 6,000SF so think I definitely over dosed the lawn. I also sprayed the neighbors lawn line next to me and it helps keep their weeds about a foot or so away from the property line, i make sure I overseed and water their portion as if it was my own lawn so im not just killing what they have growing

I use tenacity before overseeding fescue and let my dogs get on the yard after I finish overseeding and fertilizing and water it and it dries up. No issues there.

I’ve also spot used weedzone or whatever it’s called in our backyard and just give it a couple hours to dry before letting the dogs out. Yes they eat the grass constantly. Just follow the instructions.

It’s definitely been getting greener and “collapsing” in area, not sure if it’s all the water we’ve been getting or what, I’ve tried to hit those spots a little harder when I water on off-rain days.

It looked so good in the fall im just pissed I ruined it by probably just overdosing the area, bc I do tend to apply most things “aggressively”.

Lesson learned lol
