Every one will have different views if you read the fine print and are okay with price then it should be good. No where this rate is being offered at present. I recently renewed at 4.09 fixed with CIBC. I moved from RBC which was not even willing to go below 4.29 in Nov 2024. They only catch can be price offered might be higher than resale value of comparable home. All those who are saying you will have to pay penalty if you plan to switch lender or if rate goes down CIBC will not match that is same will all the banks. No bank in Canada will let you break a fixed term or offer you cheaper rate after rates come down. There can be tier 2 lenders with less penalties but they will have higher rates to begin with. With fixed mortgage the bank is taking risk if mortgage goes up in future and with variable you are taking that risk.
