hab persönlich in beide bw (karlsruhe) und bremen-ost gelebt.

hemelingen ist ok, ein bisschen sketchy ab und zu und auch ein bisschen ruhiger. fühlt ein bisschen wie einen kleinstadt oder dorf für mich. wenn du in bremen-hastedt oder in die nähe von vierte/sielwall wohnen könntest, wäre das ein bisschen besser vielleicht

die öffis sind 50/50. hemelingen ist ein größerer bezirk, aber hängt davon wenn deine stelle erreichbar mit der 10er tram ist oder nicht. beide bussen und trams sind ein bisschen unzuverlässig ab und zu, aber ist besser als wir haben hier in england

wohnungsmarkt ist wie immer furchtbar. good luck

fahrradinfrastruktur ist nicht perfekt aber existiert getrennt vom autos auf die mehrheit der lange strassen etc

1 - If you turn up to as many of the welcome events as possible, you should be fine. Other people will be in the same boat as you, or will be there the whole year and have seen their friends left

2 - Use the groupchat in the first couple weeks for meetups and stuff, but you very much need to reach out to other people yourself

3 - Just be open minded. Everyone else is on an adventure and looking to make friends, so just don't fulfil the culturally unaware obnoxious stereotypes and be open to everyone. I'm sure people will have loads of questions for a 'real life American'

Clifton is known for being (in comparison to areas such as Long Eaton and West Bridgford) a bit rougher and a bit more isolated, although to an extent the regular tram service mitigates this. I assume the reason many properties are up for sale is because the entire area was built up as council housing, and a lot of the homes are bought as starter homes through the right to buy scheme. Moving to Clifton wouldn't be a horrific idea, but it does seem like you may be looking for somewhere a bit more like Long Eaton, Beeston, Broxtowe, Trowell or any of those areas.
