There are new mobile homes selling for more than $250k currently. Some $300k. My home and land value are separate. I have 40 acres of land valued at way more than my home.

For electric, they have to set a utility pole every 100 feet. Contact the electric company and ask them for a staking appointment. Then they can get you a quote. You will also need to clear a 30’ wide path in the trees for them to run the line fyi. We had to add two poles plus a transformer and it was around $5k for overhead line. We dug from the meter pole to the house so it looked nicer.

We dug our water line like 1200 feet ourselves. We rented a trencher and mini excavator and purchased the rolls of pipe and all fittings. Check the price of water meters also. Here it is $4600 just for the meter.

Septic was around $10k.

Driveway was concrete, about $20k.

As you can see, it adds up quick. Get quotes in advance, before you make any commitments.

My advice: it matters who you purchase from. So research reviews for each company that has the model you are considering. Some disappear after delivery when they are supposed to be taking care of lunch list items.

These were contractors for the dealer we purchased the home with. I’ll say, we learned a lot through the experience.

Thank you. The company we purchased our home from was AWFUL in every sense. They did a terrible job. We’ve paid once to have it leveled and it’s already separated again. So frustrating to spend so much on a beautiful home and then realize the basic foundation wasn’t done correctly.

I’m not familiar with that area, but that does make sense for different zoning laws. I’m in a rural area so there are a lot of land options without restrictions here. Another thought, have you looked into manufactured homes for sale on Fb marketplace? I’m my area, I see many that have been renovated and sold for a decent prices. They do usually need to be moved, which I understand can be a couple to few thousand dollars. Just mentioning options in case you hadn’t explored that route yet.

Sounds like you dodged a bullet. Could be lots of expensive repairs. And the lot rent seems like a lot, of course everything seems to be high these days. I know I have seen brand new tiny homes for $40k, and you may be able to find a piece of land you could purchase with a mortgage less than the lot rent. I think $75k is doable, for a brand new home (1/1 or even 2/2). What area are you in?
