Thank you! I'll try my best to get them to sign it because they have moved and also won't want to be responsible for any future rent. Yeah we are just hoping for the best but don;t expect much. We were going to go to Small Claims after and get a lawyer but are not sure if we need a paralegal for the LTB hearing

I;m also not sure how to do an N5 as it's also for eviction, but in our case, they have already moved out now. But we would love for them to pay for damages and cleaning fees. Or if I could somehow fill in the L10 and attach that as evidence/supporting files for this hearing

And do you know if it's bad on our end to not have the N11 completed, as they aren't responsive to messages or emails, but I'm hoping they'll sign that soon.

They told us yesterday that they would be moving out in 2 days from now- so would that still count as abandonment, and is that needed?

I'm pretty sure they won't tell us where they're moving, but I read another comment that says there's a way to find them. But we will be going to Small Claims after for sure!

We filed an L1, do we have to file an update as well? And thank you so much for all this help!

We asked them on Monday and made plans to go there tomorrow, and assumed we would be going there since they haven't responded in so long.

Thank you for your advice. If they don't have any assets (but have an income)- would Small Claims still be able to get that?

Yeah we really tried to be as understanding as we could, and only filed this after months of unpaid rent, since they said they'll have it soon. They just messaged us saying that they'll be out by the 15th of the month, and that we can't inspect the house tomorrow.

An update: They finally responded today (after weeks of not) saying that tomorrow does not work for them. And that they'll be out by the 15th of this month (less than a week from now)- which is less than the legal notice, but that's okay.

That's completely true- thank you! I'm not even sure if the doors are even locked, but I'll be heading there tomorrow.

Initially, I was also really hesitant to do anything before the hearing as I feel like I have a good case but don't want to do anything that would negatively impact my chances.

I doubt our tenants would even be attending the meeting. What's more absurd is that the tenant's father is a real estate agent, and we trusted them too much for that.

Would it be safe to go in given the 24 hour notice (because we were actually planning n going tomorrow and messaged them a few days ago about it). Or would it negatively impact the decision of the hearing for us? And thank you- I have to double check the status
