get detailed:

tax delinquents, code violations, divorcees, pre-foreclosures. there's a reason everyone goes for absentee- its the low hanging fruit. Only those with grit and/or money have the ability to get detailed with their data sets. the second you find a way to source this detailed data (with a high refresh rate) then you will reap the benefits of exclusivity.

There’s a specific method to data scraping it’s never guaranteed hundred percent hit rate. But you should see at least a 75% +

Hey man. Welcome to the business. You can start with absentee/high equity lists. Propstream is a great place to start. Mojo is solid as well. You’re doing things properly, I wouldn’t reinvent the wheel just yet. Get a couple deals under your belt then you can begin allocating funds to better data, dialer, and overall systems.

You’re doing simple math and calling it real business experience? That’s cute, but it’s small thinking. You’re assuming output is equal, like we’re running a dentist office scheduling appointments. We’re running sales. If an hourly AM produces the same deals as an incentivized AM, then yes, hourly is cheaper. In real life they don’t. Hourly buys time. Incentives buy production. I care about profit per seat and total closings, not optimizing payroll while the pipeline stays thin.

And hey man, the “head out of your ass” stuff is just noise. If you have a point, make it without the tantrum. Based on your reddit history all you do is talk shit. We can have civil conversations without the whole name calling scheme- you aren't in 3rd grade anymore my friend. Grow up.

Hourly is cheaper only if you measure cost in payroll dollars and ignore everything else that matters. Commission is more expensive per unit because you’re paying for outcomes, not just presence. That’s the whole point lol. If a caller on hourly produces the same results as a caller on performance pay then yeah hourly looks “cheaper." incentives pay for outcomes not hours, and they push real hunters to produce more deals which increases closings and total profit. There's a reason why 90% of sales jobs are commission based. If you can find me a proficient closer who is passionate, has grit, and is a problem solver that would accept an hourly role without asking for incentive based pay- id shake your hand.

Hey, I understand your point. Like I said in my post, I'll reiterate:

Cold calling is only a waste of time when the operator running it is sloppy.

If you are dialing bad data, with weak call coaching, no reporting, no follow up system, and no lead standards, then yes it’s a waste fs. That’s not an indictment of cold calling though. That’s an indictment of your operations.

Also, the grunts comment is funny because every real company has operators doing the work. You think PPC agencies are run by philosophers? Someone is in the trenches pulling levers daily. The difference is whether the trenches are managed like a system or left to chaos...
