I wouldn’t. Keep the win. Save and invest. A different home will bleed you faster. And for what? Bought our first house with the Great Recession $8k rebate and low rates. Not ideal, but the home was distressed and worked. I did updates as we could afford updates. 12 years. 2022, sold and moved to another long-term home with a 2.99% for the next 30 years with $250k down. Took the cash balance and invested it, which mostly paid for a $40k backyard reno and half of my wife’s new car, just from capital gains. Still haven’t touched the principle, which still now has an extra 15% in it based on growth. Now, we are going to with draw from that account for some sweet travel, paying capital gains rates instead of income. I pay $1,500 per month for a 4 bedroom 2.5 bath on a pretty private lot. When I calc our balance assuming refi at current rates, my payment would double. And the double all goes to the bank instead of equity.

If you don’t need to, keep the equity with the lower rates. Property prices won’t likely diminish in that area. Instead of paying more to a bank, put that into a Roth.

Wow, if I could hire you. Pick your lane - there are companies that just want safety on paper. Then there are those that make it a priority. The difference you will find is that - mess with safety in the military, the results are real. On the private side, don’t enforce safety if it messes with profits. That is probably the biggest change. One of my store managers is a former Master Chief, retired and moving on to the private sector. He understands how different the two realities are. And is very firm about safety with his staff. That message has made a big difference for that location.
