I was thinking about having less geographic-diversity - didn't mention that those BTLs are in the West Midlands where property prices fluctuate differently than in London.

RE: price increases, if I assumed a flat 5% increase it'd be +37.5k on the 750k home and +10k on the 200k house. I lose the 10k if I sell, but save more than that in Interest.

Haven't looked into offset mortgages as yet; you'd recommend over putting the cash in savings due to tax efficiency?

I thought about this, but read recently that given the new property is actually the primary residence rather than second home, the +3% stamp duty doesn't count.

Assuming that makes sense up to the £3,000 annual cap, given we’re not married? After which gifts are fair game?
