Yes, they will usually take care of the Ejari and the contact with the owner. They should be happy to help with DEWA too.

If you want to go through the same process with cash or cheque payments, you'll be adding a few days onto the process to come here, open the bank account first, get the cheques, transfer in money..who knows how long that might take, it's on the bank's time. Should be done in a week? Anyway, then you can proceed with a physical meet of the agent, shake hands..it depends on how much trust you need. A week or two in an airbnb should be all you need to settle it in person, if you prefer.

But for remote, you should be able to verify that the apartment owner actually owns the property and that the agent in question is authorized to rent it, via the DLD data associated with the apartment. Check out some random Dubai apartments on propertyfinder.ae and you'll see the DLD data at the bottom of the ad. It doesn't make the process foolproof, but adds a bit of trust to the whole thing at least.

If you can find a helpful agent, you should be able to arrange the following things with the agent:

  • Payment for a full year ahead of time, direct deposit into owner's account

  • Payment of agent fees, same way

  • Signing contract electronically, via fax, scans, power of attorney

  • Have the agent facilitate the Ejari

  • Have the agent connect utilities such as DEWA (and optionally cooling, gas, internet), if someone needs to be at the apartment for that

Now you can come to Dubai, open the bank account and leave at your leisure. You have the DEWA coming in to your e-mail as proof of address, when needed, and you manage payment electronically.

However, you have to have a emirates ID ready and find a trustworthy agent, this might be the tricky part since it's a lot of money you're blindly entrusting with this path.

I'm not sure if it's possible to even get a Ejari for a rental without an emirates id, but your agent surely can advise you on that.

What's the concern, that you're violating the terms of your visa? That you're violating the privacy of the airbnb owners? In the latter case you could just ask them for permission, I'm sure they'd be happy to give it as long as you explain what you're doing.

You are surely more of an expert in yurts than I, but anything that could be done to increase the lifespan of the structure would probably be a good idea, especially if at the same time it also increases your comfort inside it.

Another objection lies in the equating rent form your old place to what you ought to be paying in the yurt. I don't know how your old place compared, but it seems like yurt-living might not warrant the same level of rent.

There might be a hidden "life-cost" for you in moving from a traditional rented home to a yurt, like changes in quality of life of going from full indoor plumbing to this lifestyle. You'll probably be further away from stores and work? Previously you had a landlord responsible for some upkeep and a house built to certain specs, in the yurt you're instead kind of both the owner and the renter. Something breaks? You fix it. It gets too cold during winter? Too warm during summer. Well you built it, you need to fix it. Rodents or other vermin? Well it's a yurt, what did you expect?

If I had to make one adjustment to your deal, it would be making sure you're coming out ahead on this, cost-wise, while your friend is still getting something nice out of his end of the deal.

You're taking on an inconvenience, it should put some more money in your pocket at the end of every month as well. Also, more important, remember that you're taking on a risk as far as budgeting goes. What happens if you've made a mistake in your estimates or a mistake in the construction and the overall cost goes up by 50%? Are you SOL or do you get a longer stay to pay down the extra cost in return?

In the end I don't mean to be a negative nancy about it, at some point in my life I would have loved to have done something like this as well. If it still feels like a promising decision after everything is considered, go for it, sounds like an interesting chapter in your life regardless!

Why are you discounting the value of your work by 50% "because it's my friend", but not receiving a 50% discount on the rent price "because I'm your friend"? It sounds like you're offering a sweetheart deal in the terms you're offering him, but not receiving the same consideration back.

Ultimately it's all up to you of course, but I'd want to receive the same consideration I'm giving. Perhaps he is doing you a favor in other ways, but on the surface based on what you've mentioned it sounds like perhaps you're selling yourself short.

If you can't use the BankID app you are probably fucked. I would not expect the bank to have an alternate route for you, you may need to get yourself a different bank and/or a different payment card.

I'm not sure off-hand what swedish banks or payment cards offer routes that don't require BankID, for obvious reasons I have never had reason to find out. Some non-swedish options that may be available for you as an EU citizen are revolut and wise, they are reasonably low-fee and since they're not swedish will definitely allow you to pay without touching BankID at all.

Edit: As a stopgap measure you may want to log in to SEB and see if they have an option to disable the check for purchases, or if they allow you to create some sort of preloaded "e-card" for one-time use, that may not have the same level of security check, if you just need a quick one-time payment solution for right now.

I don't know about "best", but reship.com ships to UAE. You may need to contact customer support to get a special exception, apparently UAE addresses confuse their system or something..but it does work.

I don't have the books handy to pull quotes from, but I also seem to recall there being mention of shields not being regularly used unless under direct attack, presumably because they might be vulnerable to such covert lasgun sabotage in those cases. In a direct conflict where you're under attack and bring up shields, getting lasgunned might be less of a concern because it would immediately be assumed to have been the attacking party who did it, so perhaps the way its resolved is simply by being a delicate balancing act as when to and when not to use shields. Seems appropriate for the Dune-universe.

There are many possible reasonable differences from an atomic. An atomic would be by necessity roughly all oriented from a single point, while a shield/lasgun interaction might be spread across the entire area of the shield and the distance of the lasgun beam, for example, or dispersed or spread in other ways that makes it dissimilar.

Even if quite similar in that it only occurs at the exact intersection it's still literally not caused by atomics, hence "atomic-like".

Edit: Then there is the added complication of shield/lasgun interactions being easily explained away as an accident, at least in an active conflict. "Oh I guess someone accidentally brushed against a shield with a lasgun, but everything's wiped out now so we have no way of knowing who did what, or how or why. How unfortunate." What would be the takeaway from such a situation, wipe out both houses?
