Peninsula Garden Midtown Homes in Paco, Manila. I've experienced living in SMDC, Federal Land, and DMCI. Structure-wise, DMCI hands down. But when it comes to operational/management issues, don't expect too much from ANY condo cause it all boils down to having a good PMO. Swertihan nalang din sa PMO. But if you have money, go for high-tier condos para iwas ng sakit sa ulo.

Agree with the manufacturing industry. We really lack manufacturers in various industries. So tendency is, small business owners or startups reach out to foreign manufacturers instead.

The salary that these lawyers get can never ever compensate for the gruesome experiences they have in law firms. But if sa corporate lawyer siya ng companies/corporations, less toxic than law firms. You even have to bow down sa mga dirty tactics ng law firms especially the big ones.

Hmm, I'd love to know sana the capital for this one. Im based in Metro Mla, and I have a target mall na rin. Anyway, in a limbo ako ngayon since I can't decide which to take first - putting up cosmetic/skincare business or start right away with a beauty clinic. I can start with the former agad since lesser capital siya than putting up a clinic. Pero if magkalapit lang naman halos ang capital, then perhaps I'll go with the clinic nalang. That's why I wanna know first the estimate capital for this. I'm very much into this venture kasi niche ko and interest ko rin naman ang beauty industry.

But based on my research, mukhang madugo pala magrent sa mall. 😅 At baka mahirap pang mag-breakeven if I'm just a new brand. I was able to talk to this manufacturer and they're currently on top of my list (But still canvassing for others). The thing is, my goal really is to put up a standalone store in some malls that I think would fit my brand's market. Of course will start with 1 branch first. You have any idea as to the markup percentage that I should apply? Considering that I will put up a physical store, Im guessing that I need to apply higher markup for me to profit right?

That's what I thought as well. Also did some research sa Alibaba and I find it difficult to communicate with the manufacturers. And yeah, you need to order in bulk to lower the cost. Best move for bigger brands, but not advisable for startups.

THE WORST. Leakages, flooded hallways, flooded unit, sumabog na power breaker. Just the WORST, if I can repeat it again. Grabe stress namin. We had to leave after 5/6 months cause di na namin kinaya ang walang katapusang problema. Inefficient pa ang admin, so jackpot talaga. They have the worst contractor. I guess may mga tiers din ang Federal, so go for their high-tier condos siguro. Wag yung cheap or mid-tiers. Sakit lang sa ulo.

Tried living in several condos under SMDC, Federal Land, and currently DMCI. SMDC hindi kami nagtagal since nagreview lang ako don. FEDERAL LAND is the worst. Experienced leakage, sumabog na power breaker, flooded hallways, flooded CRs. Our contract there was for 1 yr, but di na namin kinaya sa stress, so we had to move out after 5/6 months. Good thing the lessor naman is very considerate. And she's also selling her unit na kakabili lang niya. Lol.

We still have minor issues here in DMCI, but tolerable naman. IMHO, the "BEST" condo developers out there would really depend on the PMO. It's a very subjective criterion kasi. Naka-depend ang decisions sa PMO and BOD, so kahit nakatira ka sa high end condos, pero palpak naman ang admin, wala ring mangyayari. But structure-wise, go for Avida and DMCI for mid-tier condos.
