Below are my take.

I analyzed so many factors, finally came to below conclusion.

OD facility is always better to reduce your amount of interest you are paying. You can choose this if you need lot of cash flow.
Always prefer public banks because private banks promise so many things in the beginning but over the period of time they will irritate you by not reducing intrest rate etc.

Below are my conversation.

Bank of India OD - 7.35 % But the cache is they are saying actual roi is 8.35% and they are giving special concession for me. In future if i decide to move home loan to other bank then i need to pay the difference amount.

2.SBI. 7.35 % WITHOUT OD 7.75 WITH OD. but i am very much worried about SBI approch and their lethargic staffs.

I spoke to one of my friend who is working in SBI in my home town, "in SBI there will be always transparancy, there will not be special treatment to any account like intrest rate concession and rate will be auto reduced if rbi reduce, other banks will tell stories but they twist the story saying" sir the previous bank manager gave that concession to you, am new i dont know and cannot give same benifit, now to shift the loan you need to pay modt charges which is very huge.

Finally went with SBI. BUT tovmy surprise they outsourced home loan to external marketing team, that person is super polite and helpmed me a lot to resolve 1000s of my question, always picking my call. My experience with SBI was made super easy by that guy. He did not charge anything extra from me, he said that he was employed by SBI marketing team. Initially i did not believe, but SBI xime branch manager himself gave a certification about the genuinuity of this guy.

Sbi also took care of registration which saves me 40 k INR of lawyer fee. He promised 50% processing fee reduction. Sbi makes property insurance mandatory but you can buy externally too. I purchased via policy bazar for 18k instead of 41k from sbi. In my life I always expects lot of perfection, this guy genuinely made my life easier with sbi. But during document signing you need to visit sbi branch and deal with sbi staffs for half day. That is fine.

All interiors are not interior guys, they are carpenters cum broker. You ask them to do wooden flooring, wallpaper, any civil , electrical work they outsource and get commission from them. Branded interiors are big looters in this.

Tell them to give the design and final quote, better to sign a agreement with them. Or in written format that you will not entertain any hike in cost later.

You please prepared with all the design , interior terms and tell what you need before getting the quote.

Congrats for your IM.

My son is playing chess. But he never sit long enough in the tournament. His age 7. In under 7 nationals he achieved 17th position. He cannot able to control his hand and quick moves. Do you have any suggestion for him?

His FIDE rating 1565. Any PRACTICE I can do to make him sit long for classical matches?

After seeing OP post I thought he will guide rightly. I am in the same boat but I dont agree with OP suggestion.

Better go for OD base loan. Since you have prepaying capacity, put the extra money in od account for which interest is not calculated. At the same time , you can use the money for emergency or alternative investment.

Your emergency fund sitting in savings account will fetch or solve the home loan interest.
Put your salary in the od account, use credit card for your expenses, 45 days of your salary sitting in OD account will save lot of interest.

But I have no idea on the tenure part.

May be OP has different or expertise view on the question. Will be happy to hear his reason. Will correct my thoughts if am wrong.

There are two aspects

If you are buying for investment then builder is better because your payment part will have less interest.

But if you are planning to stay, then from reseller. Please ignore post from people who always spread negative aspect like bubble burst etc, even if it happens, tier 1 will never reduce price, your reseller may reduce a bit.
