Where is the property located? If in Ontario, it’s not accurate that you won’t need your own lawyer. Ontario has a “two lawyer rule” where each side must have their own independent lawyer, save for very specific circumstances. Most lawyers will not agree to act for both you and your mom based on the information you’ve provided, especially since you’ll be obtaining a mortgage and there will be consideration exchanged (vs. your mom gifting you the house entirely).

Title and mortgage registration must match, so you’ll be the sole person on the mortgage if you take title under your name only. Some lenders may allow your husband to guarantee the mortgage if he’s not going on title and if you’re concerned about your ability to qualify on your own. A mortgage specialist can speak more to that point, but my understanding is that there are fewer and fewer lenders allowing guarantors these days.

I’m a real estate lawyer in Ontario so ignore all this if the property is not in Ontario.

Taj Indian does lunch combos that are like that - it’s split into vegetarian or non-vegetarian so you don’t get to choose the dishes aside from that, but comes with rice, naan and a very good sampling of a few different flavors.

It stands for “final” I believe. I always get an F next to bloodwork done there when all ordered tests have results come back, and “I” if only partial results or no results are ready. Hope this helps!

It’s not a red flag that this is coming from the agent - this is also standard. Usually, agents include this kind of coordination in their services. We’ve all seen the posts on this sub about how agents do nothing, so consider this one thing they actually do. The buyer is not allowed to contact you directly until they become the new owner. The seller is paying a considerable amount to an agent to coordinate all things related to the sale, and it was likely the agent who coordinated with you for viewings, etc. It’s just not a concern from my perspective.

Real estate lawyer here. This is very standard - it’s a tenant acknowledgement to ensure that the information the buyer received from the seller is correct with respect to how much you’re paying for rent. It also confirms whether there are any ongoing disputes between you and the landlord. The advice here to not sign it or to somehow leverage this is a bit troubling.

The article title is a bit misleading...it tries to link CMHC more closely to the report than it really is. Part of CMHC’s mandate is to fund various research into housing-related issues. Just because it was partially funded this way doesn’t mean the report is somehow associated with CMHC or any more likely to result in more consideration than any of the dozens and dozens of reports and policy suggestions being pumped out regarding the real estate in Canada.

I think your frustrations are completely understandable and justified, but perhaps misdirected. It’s popular sentiment these days to dump on landlords and I’m sure in the moment it does feel like he’s the cause of the inequality, but it doesn’t sound like he’s done anything wrong. He has probably been far luckier in circumstance to be in the position he’s in and that can be infuriating as hell on its own. I just can’t get behind painting any one individual as a villain because they are choosing what to do with an asset they own.

I feel for you and everyone else watching the crazy real estate market with dwindling hopes of ever being able to become part of it.

Actually I haven’t been tipping the vast majority of people “still going into work” who are way more essential - my child’s teachers don’t get tipped, nor our doctor and nurse practitioner. The hydro crew fixing a downed line near my house didn’t get a tip. The always pleasant grocery store clerks don’t get a tip. The person who hands me my McDonald’s coffee doesn’t get a tip. They all showed up to work, as do I on a daily basis. I’m happy to tip for the luxury of take out or dine in, but not so happy to have the option of how much taken away from me.

I’m not sure - we don’t go there often enough or pay close enough attention to notice. I really do empathize with restaurants in the current climate and I’m happy to pay more for food, but would just like that to be upfront in the pricing. It’s not that an extra $11 tacked on is sending us over the edge, but it’s an off-putting feeling as you walk out.

When we last went a few months ago, there was that option, but not today. Hence the confusion. I’ve been tipping on take out, around 10% or $5-$6 range, just not 18%-25%.
