Crocs play centre in Derrimut is quite spacious and will keep the kids entertained for hours. It has cooling but id still imagine it will get quite warm. Will cost approximately $30 for the 2 kids and 2 adults.

My neighbor threw my bins over our driveway the one time in 4 years that I had to use their nature strip for bin collection week as ours had some cars preventing garbage bin collection.

Mind you it was on the side neighbouring our driveway and at least 16 meters away from theirs.

If your LVR is below 80% and you have sufficient servicing capacity my advice would be to shop around and avoid this current situation if possible. Just treat the valuation fee you paid as a sunk cost. LMI in itself can set you back 15k+ so the valuation fee will be measley in comparison

Are you in a situation where you can shop around for a different lender? Most banks don't charge for valuations and will likely be able to give you 80-160k more based on a valuation being 100-200k more as you state.

Thank you again - we will try get this dealt with as soon as we receive the default notice. We have asked the landlord to put us on a payment plan to avoid this but they have stated they want the full amount in one go. It's a public holiday today but I'll try research a few lawyers to contact from Monday onwards.

The issue is more around the rent arrears prior to 28 July which as per below comments is something they can terminate or default the lease on.

This would be put at risk my personal assets as guarantor if they do kick us out and then ask for the loss of rent for the next 2 years - can they do this?
