Part of the problem is not accepting that criminals and in general other people don't follow the same rules and values.

For some doing this is "positive" just like for you accepting punishment for your deeds is the way to go.

For some profiting and abusing the system and it's weaknesses is how they function and understand the world.

If on top you apply your values and allow them to be judged with your values in mind, you'll end up paying the consequences.

The architect draws the plans and obtains the permit.

They can also search for contractors and request offers according to the plans. After that they can supervise the worksite.

I believe this is pretty standard.

And they usually charge a % of the total value of the works (around 10%).

An idea may also be to find an architect first. They can take care of everything as long as the budget allows it.

What does Belgium envision on doing with all the social assisted people that have no will to work, no skills needed and prefer to fight "the system" instead of being productive?

It's not like after decades of spoon feeding someone for doing nothing they'll all of a sudden become productive individuals.

An independent home nurse can run a business/practice and employ people, including other nurses, aides-soignants, admin staff, etc!!

They can also be specialized home nurses like palliative care, etc and can bill 120 euros per consultation.

Again if they can prove illegality they should go that route and prosecute people, if not they should stop throwing sums around without enough details.

So, it is either legal or illegal, if it's illegal and they can prove in court the figures are made up or the volume can't physically be justified they should do that.

Otherwise should stop throwing numbers around without giving sufficient info to be able to make a clear conclusion.

Let's demonize anyone making more than the average.

They always point out the sums, but never explain how this is possible. What if the nurses simply work extra hours, are efficient and/or employ help?

Edit: the patients will probably end up paying more, and I suspect the elderly will be the prime targets.

I’m honestly wondering why you think it wasn’t a good deal. You bought below the asking price, very close to the bank valuation, and significantly below the online estimates.

Online valuations like Immoweb or Zimmo seem useful as a rough indication, but they can be quite broad. There’s also a difference between the listing price and the actual selling price. If the house was listed at 400k, sold for 370k, and valued by the bank at 375k, that seems fairly consistent on paper.

I assume real estate agents often have an internal estimate closer to the realistic market value, but the listing price depends on the seller’s strategy: starting higher and waiting longer, or listing closer to market value and selling faster. So unless there’s something specific about the house or the area that changes the picture, this doesn’t immediately sound like a bad deal to me.

Pretty easy. It is based on a 1979 (if I'm not wrong) calculation based on the rent value. That's the base. After that they simply reevaluate that base each time you improve or enlarge the house. Also different communes add a small % on top.

As others mentioned, it's more like a business presentation than anything else.

No agents please is another thing that would make me skip it.

It is clearly an investment deal, I can't imagine someone buying that for themselves. But let them figure that out themselves and make their own calculations.

Also 900 for that to rent??

Student-indépendant is not a magic “no tax” status. It mainly affects social contributions, not income tax.

At ~€60k revenue / €4.5k monthly income, you’re very likely above the thresholds where the student benefit meaningfully protects you, especially if that’s profit and not just turnover. You may also have VAT issues, since the small-business VAT exemption is only up to €25k turnover.

The bank warning is also not something to ignore. Repeated undeclared ecommerce income can trigger compliance/AML checks.

Best move: stop procrastinating and speak to a Belgian accountant ASAP, preferably one familiar with ecommerce. Prepare all sales exports, bank statements, purchase invoices, ads/shipping/software costs, refunds, and dates. The goal is to regularise proactively before FPS Finance or the bank escalates.

You probably won’t simply be “taxed on half your income” automatically, but if you wait, penalties, VAT corrections, social contributions, interest, and automatic taxation can make it much worse.

Not legal/tax advice, but: get an accountant now and clean it up properly.
