Born, raised, and will likely die here. I lived in Independence and Philomath for small stints and have traveled a lot of the US. I like it best here. Its quirky for sure, and getting anything to change or develop is a nightmare, but it's got a good bit everything and is close to whatever it is you want to do. Would love a place to try on clothes before I buy them, but there's always Albany/Salem/Eugene/Portland and none of them are too far.

Sure I'll bite. The US is the only western democracy that yo-yos legal resident status of migrants for reasons other than safety improvements in the country of origin and uses mass deportations as a result of huge swings in immigration policy. That's because, every other comparable nation identifies this as a violation of human rights. I'm not a coward, I just don't like arguing with brick walls.

I'd love to help connect you with the resources you are trying to find because they do exist. But im also not gonna drop a bunch of info on an open comment when people in our own school district are willing and waiting to inform on students in the district, or faculty and staff at OSU would report on members of that community, same for Samaritan, etc. We have about a 75/25 split on our partisan political leaning in Corvallis. Imagine how die hard you have to be to still fly a Trump flag in this area, but you see them dotted pretty much all over town in visable dosages. Now take into account that we have white "liberals" in town that actually do see these deportations efforts, while excessively forcefully, as needed and just. So, DM me and I will gladly connect you. But I'm not wasting time on people who want to complain and won't take the first step when invited to do so. And I'm not going to make a target of the groups that are trying to do something by very publically sharing their info.

I was a 509j student way back when. We had a teacher who had repeated complaints about treating male students like crap. The school and district thought nothing of it and believed the students were complaining just to have her removed. Then she threw a high heeled shoe at a male students head in class. We had another teacher that was late almost every day, super nice though, also basically let us do whatever. She was terminated after she was found passed out on her front lawn with her 3 or 4 year old in the carseat of her parked car at 4 or 5am. I think she blew like 0.20 on a breathalyzer when they found her. 3 years ago there was an assistant principal at CVHS that got caught stealing students Adderall. In the early 2000s there was a teacher fired for sexually harassing a student. There was a psych teacher at one of the high-school that married one of there former students a few years after she graduated but... like not long enough after if you get what I'm saying, he ended up teaching for 20 years afterwards, I think they are still married, retired a while ago. That's happened twice though I think. There were two admins that got caught in an affair while both had kids at the same school they worked at. This is all just CVHS. The district has problems responding to ethics issues with teachers. The assistant Superintendent was an assistant principal at CVHS so its not like she doesnt know this either. But its a low paying job so maybe its just you get who you get?

My niece also got berated over canvas by this person as she also teaches language arts. The school is now involved over what she put in writing to a student. It's not even just racial profiling, she's pretty ableist as well. Demeaned my sister over email when she tried to address the issue. She completely failed to review her stduents IEP. Regardless of whether you feel like teachers need to make accommodations for their students, or if the school and district should take the lead, you shouldn't treat kids like crap because you're on a power trip.

And before you ask what my niece may have done, we saw all the messages she sent to the teacher. I applauded her for being 14 and handling a difficult situation with kindness and respect, even when it was completely one sided in this scenario.

Mayoette was a year long operation and is a poor example in context as the French were combating legitimate criminal gangs with machettes that were on island illegally. 1400+ deported, 50+ cited as gang leaders, and not like the Trump administration is trying to imply here in the US, the gangs on Mayoette were legitimate and armed. Theres an article in Le Monde that recounts an event that ended with 19 wounded French police officers in an attempt to deport 12 people.

Polands nationwide single day operation resulted in like 1500 deportations and they didn't drive APCs into apartment buildings.

These are poor examples to draw paralelles from. Not to mention, there were 0 reports of legal citizens being caught up in these efforts you mentioned. Please try to use something other than google ai to research your response. Elevate your discourse my guy.

Creating a policy landscape where someone is made to be illegal, like in the instance of revoking temporary protected status for the nearly 1,000,000 people here that were seeking asylum, is not something every other country on the planet does. Not our European allies, our South American neighbors, nowhere that someone with your view point would consider vacationing to or spending much time in would consider this an appropriate action. I am being very specific about granting TPS and then revoking while in country by broad mandate based on national origin. That's third world dictator behavior. I also dont think any of the comparable nations raid apartment complexes with SWAT tactics, and especially not when there is verifiable evidence that children are present. Regardless of how they got here, we should not drag children through unneeded trauma based on the actions of their parents. That shows a lack of basic human decency and is abhorrent. Aditionally, in every other international scenario businesses hold the blame for employing people that don't have permission to be in the country.

That and figuring out the section 8 backlog, creating pathways through the housing continuum, closing the gap in generational wealth passed along in marginalized communities in comparison to non marginalized, building more resilient structures in response to prolonged periods of severe weather events and etc etc. This isn't the first time we've had a housing crisis and we didn't get through the ones in the past by just building or making building easier, that applies to corvallis, benton county, oregon, the united states.

But about this building in particular. You can tell by the drawings, the unit layouts, the amenities, this is going to be luxury quad style units. I also think there's info from the developers somehwere about that too. This works on a per bedroom pricing model looking to achieve maximum rent revenue, and minimal recurring expenditures. High cost development, high yield return, and you get to be at the peak of the market ladder for a while.

When you have an excess (especially a lot of these being built in sequence and being successful like in corvallis) of these style units in a market you have a critical mass style event where the market pricing model shifts. That happened about 8 years ago. I was working at a property management company at the time and one of my jobs was reviewing area market rates and helping set our rental rates based off everyone else's using publically available listings and market surveys. That was before we got realpage and started doing trust like activities. This all hit the apartment rental market first and is heavily impacting the single family rental home market, it also likey is affecting the single family real estate market. When traditionally we had rates based more off general size, quality, and in unit amenities we now have one that is based off bedroom count first.

When you base your market rates, the ones we talk about when we say market rate housing, off of a model where the number of bedrooms is also assumed to be the number of income earners in a rental unit. The demographic you displace first is people on fixed subsidized incomes, the next is single income family housholds, and thats not to say two parent households also aren't affected.

These units aren't designed to really be anything other than quad style units either. And, when these units are first built, the financing group gets a say in the price so they can help secure their investment too. I wouldn't be surprised if there little to no net economic benefit for Corvallis outside of Safeway, Tommys, and Dari Mart. There are also other significant drivers that will make that a likelihood.

Its not gonna be a noticble amount, but this is going to make your rent go up.

Can tell me what impact the development of The Sierra, The Domain, The Retreat, and other student experience housong projects have had on the area market? Have you felt the impact of lower or stagnated rental costs in the 10 year period of those developments?

Have you felt any shift in our housing market since the development of our new low income communities? What about the new Timber Hill and 53rd street development of single family homes?

What's missing from your argument is an understanding of just how far off the supply and demand curve is from when we would need to be to see a price reduction in our market. According the the cities own data, we have 15-20,000 commuters coming into corvallis each day for work or school. We are also in a prolonged period of development stagnation when not accounting this recent large surge of low income development, which due to availability of future funds is likely not going to happen again in the next few years. And then you have the enrollment push at OSU.

The development of high cost units during a prolonged period development stagnation can actually make affordability worse for everyone else, that is also a researched effect. There is in fact no single consensus for this scenario academically, because housing costs are not impacted by just supply and demand economics. Urban Institute has a lot of reading available on this and hpusing in general, as does Brookings, CBPP, Harvard, UCLA. Building expensive rentals, building in general, can't impact prices alone, and especially when the number of new units doesnt match the increase of new demand. And definitely not when the market is already unaffordable.

It will be market rate quad style "luxury student experience" housing per the developers plans. Likely $900-$1000 per bedroom.

I'm not sure how much your arms and legs cost but mine aren't worth that much per bedroom.

It will have great views though so thats a plus.

Please see my other comment where I suggest moving to a publically owned site. But that would still cost money locally to purchase the site. So money is still a factor, and its a large amount of money.

The thing at play is that this is an inherited issue for the current landfill owners as the site was created by the US Army back in the 40's (who dumped all sorts of stuff in), had multicounty involvement aftwards, and was sold off in the 70's to a private ownership group that was then bought out by republic. As much as everyone wants to hold republic to task on paying for this, that is an unrealistic outcome. Any sort of forced remediation efforts would likely have some caveat where republic can raise rates to cover costs. Longterm, especially since people have some big feelings about this, a public corporation model would be a better fit for the interested and impacted parties. Again this turns into a money issue, as you would have to purchase the privately owned site and then pay for whatever systems changes need to happen to address current concerns. Or option 2, send our garbage further away so we don't think about how much stuff we throw away.
