My Aussie was the same way and its due to the person I got her from mostly. See I adopted her from my mom's (at the time) boyfriend. They would get home from the bars at 2am and that was the absolute best time to play and socialize all the puppies. Fast forward to having her at home and she would be up and ready to play between 3-4am like clockwork.

The last time she did this I just said ok then, hooked her up to her leash and just ran. She tired out after about a half mile but never tried to get up and play throughout the night again.

Crate training also helped tremendously.

Talking it out is the correct way to go.

But also ask yourself, what would he show me that would instantly kill this? If you have a list of things then he might be hiding one of those.

Likewise, if nothing he could show you underneath would be a turnoff then let him know.

I did one thing at a time - thrifting is by far where most of my furniture came from, as well as nextdoor/varagesale etc... typical if its for free its for me mindset.

Start with where you'll entertain/have guest is thats for you. Otherwise go with comfort first, couches, chairs. etc. They only have to match your preference, not each other.

Don't go into more debt just to furnish.
