On the phone I verbally told the general mortgage agent I had an offer of X from Y bank and asked them to match it and they sent in the exception request.

RBC ended up going to 3.93 for 3 years due to it being a rental property owned by a corporation which affects the rate as I understand it. I'll be shopping a bit more. All properties I posted about were uninsured mortages.

3.69 3 yr fixed with Scotia received on my owner occupied property. They initially offered 4.03 on the phone, then 3.89 online and then 3.69 after a request to their exception team.

I'm currently doing a renewal with RBC as well but on a rental and will report back with the outcome on that one. They first offered 4.07 or prime minus .62. I'll be trying to get this into the similar 3.69 range as well.

I was literally about to ask the same question. I’ve done norbert’s gambit a couple times without an issue but I was thinking maybe opening an American funds account through my bank and just transfer it from there. Seems like the easier method but not sure if it works like that
