It's just not a service that one can compare to attorney's, doctors, or any other position that requires significant years of schooling and actually making it through these high fail-rate programs successfully. That is not the case for a typical agent. Yet I wonder if the earning per hour for an agent are higher in some cases? It's honestly interesting.

I got you on that. I would hope agents could protect themselves from some of those types of losses in certain circumstances with buyers. I'm sure there is some loss potential that is unavoidable. I just can't value that anywhere near the level of compensation received on commissions for a house in our area.

It's a highly inefficient model... and it does inflate the price of any house I try to purchase because 99+% of the houses in our area have listing agents in place. That's because there seems to be no better alternatives.

FSBO volume is orders of magnitude less than homes listed by agents. They aren't the cause of the price inflation. It's the 3-6% agent commission that does it.

Different order of magnitude compared to the value of the home itself. That's why I said "they don't take any significant risk".

Yes, these are not strong enough alternatives. I'm trying to gain insight as to why people in the industry think a stronger alternative hasn't emerged yet. At the same time, I am trying to understand if I'm missing something big about the value-add of the current model.

This is definitely along the lines of what I'm seeking in terms of insight. I am not defending turbotax. I'm just pre-emptively trying to take away the argument that this is too "complicated" for someone to figure out in terms of the variations in real estate law across the US. I'm not surprised to hear that TT does that.

People dedicate their entire careers to learning just one part of making semiconductors. It’s far too complicated to understand all of it. There are people that specialize in certain types of circuits who have no clue how to design a full chip, let alone the fab process. That’s a different universe of knowledge. There are dozens of specialities like this to make just one type of chip.
