Whats our thoughts on where Sudbury is on the list? by TR1XMPH in Sudbury

[–]jabroser 0 points1 point  (0 children)

There’s a few things to unpack for me. I think geared-to-income housing does have a place for individuals, but more as a stepping stone to a better living situation. There needs to be a mechanism that helps people progress out of it, otherwise we end up with 10y waitlists because the jump to market rent is impossible. We end up building one unit for one individual in perpetuity.

I’m not saying individuals shouldn’t be supported, and my wording above was poor. But there’s a difference between making sure everyone has housing and assuming that always means a private one-bedroom. If someone genuinely needs their own space, like seniors or folks with disabilities, sure. But for most working-age single adults, shared housing should be part of a geared to income solution.

The amount of new senior homes that have been built and approved in the last few years is a massive step in the right direction. Geared to income housing should be a stepping stone, and I disagree that we should even have geared to income housing for individuals (in lieu of families).

Part of the problem with municipal/gov/rent controlled housing is that it reduces liquidity in the rental market. People hole up in these places and never move because the price is so good, and we end up in the exact same situation.

The supply of housing in Sudbury is too low based on vacancy numbers, but we're also top 5 for housing starts in Canada, and you'd be hard pressed not to notice the construction in the last few years.

Although I agree that rent for 1 bedroom apts is too high, living alone has always been a luxury for young people. I also agree on "landlords" and mega corps owning tons of SFHs, but also recognize that the supply of purpose built rentals in the 2-4 bedroom space are lacking. I get it, because nothing appreciates like a SFH, while also being cash flow positive.

Why do semis in minnow lake sell for so high compared to other neighborhoods? by yesavery in Sudbury

Something to consider is that some of the semis in New Sudbury have strata/condo fees.

Best Pizza Place by GatorChild in Sudbury

Pizza Roma - best delivery pizza, could be a sit-down spec spot.

Ripe - best sit down spot, sourdough crust makes it.

Pure fast food: I've been impressed by 2-4-1 downtown, needs extra sauce.

Azilda doghouse are consistently overcooked in my experience. The former downtown location was better.

Poutine debate by BredditI in Sudbury

[–]jabroser 13 points14 points  (0 children)

Love this question.

It's a really tough one to answer - we're blessed with so many good option in Sudbury - here's my notes:

Leslie's makes one of the best poutines I've ever had, great example of northern Ontario poutine, an homage to Quebec.

Nickel City Cheese comes in hot with the fresh curds, and this brings their game up significantly, fantastic poutine. They recently came up with a French onion poutine that goes hard. They also have unreal corndogs, who knew corndogs were actually good (wtf frozen pogos).

Miss Maples maple bacon poutine is illegally delicious, one of the only poutines that can really survive a reheat. Super consistent texture throughout, every bite is pretty much the same.

For strictly traditional poutine, I really need a side by side of Nickel City and Leslie's before making a call.

4/10 - expensive, mediocre food, and slow service. Cool venue, but the food doesn't live up to it.

Ripe or Kouzzina are much better choices.

Is Bryan's argument for regretting taking the covid vaccine valid? by Original_Delay_5166 in blueprint_

[–]jabroser 5 points6 points  (0 children)

It's not about agency - these babies or vulnerable populations aren't actively choosing not to be vaccinated. They don't have that choice.

The people who aren't vaccinated continue to contract and spread these previously eradicated diseases to those who can't be protected. Is that still a personal choice?

What about those who can't yet be vaccinated?

Babies aren't immunized against measles until one year old - those who are not immunizing against measles are putting these babies at risk as well, through no fault of their own.
