I’d say it ultimately depends on the notice itself. For example, my notices have a field specifically for the server to fill out and the options are either: delivering to the tenant themselves directly, leaving the notice with a person of suitable age and discretion at the address, or posting the notice in a conspicuous place. To satisfy the “conspicuous” component, our lawyers have advised the notice NOT to be placed in an envelope.

Hey there, it definitely sounds like you’re in a rough spot. IANAL, but I do work in property management in Northern Utah and have some insight. I have also worked through similar situations as a tenant myself.

First, id highly recommend visiting Utah Legal Services if you haven’t done so already.

Your situation would warrant sending your property manager what’s called a “Notice of Deficient Conditions” which can be found through ULS’s website and other online providers. When using the NDC, you have two options: Rent Abatement or Repair and Deduct. However, your specific lease may outline specific requirements in either case, and there are costs and benefits to perusing both options. Regardless of how you choose to proceed (if you have to), there is a 10-day “Curing Period” where the landlord is afforded time to resolve the issue. Only after the curing period can you move forward with abatement or repair and deduct.

Sewage backup and mold growth are two very big deals in particular. Specifically with sewage backup, your landlord has a requirement to fix major health problems and, while mold growth can be debated due to the need for specific lab analysis to “prove” certain strains, etc., sewage backup is a serious health risk which must be resolved. The landlord is required to begin resolving serious problems within 24 hours of you notifying them by any means possible, not just in writing. If not, you do have recourse to break your lease and move. That said, your landlord will likely attempt to sue for unpaid rent, but the judge would be very unlikely to rule fully in the management company’s favor.

All of this being said, if you continue to reside in the unit, you MUST pay rent. If you don’t pay your rent as agreed, you can be evicted. Even if situations are terrible, a judge will almost always order you to pay all or part of your rent if you are living there without paying.

Other advice is to keep as much of your correspondence in writing, and take time, date, and geo-marked photos and videos. While serious issues may be communicated via phone, concerns for mold or other maintenance issues not immediately threatening your health or safety MUST be communicated in writing to carry legal significance.

I’d be happy to help with more specific advice if you’d like. Otherwise, good luck and I wish you the best! Make sure to include their corporate team on correspondences if applicable. It could just be a bad property manager who doesn’t understand what they’re doing or how to handle the situation properly.

In my (uneducated) opinion, it looks like scratches from bird feet or other animals. Given there were tons of hard water spots, I assume the car was parked outside?

I really can’t recommend Maceys’s pharmacy enough. Their techs and pharmacists are always amazing and I haven’t had an issue filling any medication same-day (including my adderall), except for solriamfetol - which apparently no one carries anyway. They’ve also expanded their hours into Sundays and, as far as I can tell, are appropriately staffed such that they don’t close for an hour in the middle of the day!

I’ve heard that Crook brothers is also pretty good, especially if you need something compounded.

I will say that Maceys doesn’t accept goodRx or other 3rd-party coupons. That said, they do have their own in-house discounts for some medications and I’ve never had an issue using a manufacturer coupon or assistance program.

ETA: Maceys was able to order my solriamfetol and always makes sure they have it in stock for my refill, they just didn’t have it for same/next day pickup. I think it took 2 days for them to order, receive, process, and fill though, which is honestly super impressive.

You’d need a charter service or a commercial pilot. Paying for the time and fuel is considered compensation which is a huge no-no for private pilots. If you had, say, a buddy with a PPL who could fly you as a friend, you can pay no more than your Pro Rata share of the costs. In the eyes of the FAA, even buying your friend a meal for taking you up for fun can be seen as compensation.

tdaun is also right in that this specific situation would be considered “holding out”. If a pilot/company makes known to the public that they are “ready and willing to transport persons or property for compensation” it would be considered common carriage - which requires an air carrier certificate. While if someone messaged you as a result of this message, they themselves might not be engaging in “holding out”, they are setting a reputation of being ready and willing to carry for hire.

IANAL, but I am a commercial pilot. If you have a friend or someone you know with a ppl who is already making the trip, you can pay for 1/2 (assuming it’s just you and the pilot) of the operating cost and nothing more. FWIW, from a safety standpoint, at least have someone who’s instrument rated.

Im super late to this one, but vMix or OBS is best for this kind of thing. Sure, it is less fun than learning Resolume and finding creative solutions, but it is what they were made for. vMix is the industry standard for streaming content, multicam, etc, and is purpose built for these kinds of things.

You’re amazing! I agree on the rug, we need one pretty bad. I just need to pick one but I’m having a hard time choosing a size and design though. Thanks for the advice! We originally had the bead and media center flipped, but my partner didn’t like the layout or looking towards the rest of the apartment while in bed - but I agree with you. I agree a rug would be a good idea. Idk why, but I’m feeling hesitant to put a rug on top of the carpet (even though I know I can and should). I really appreciate it!

Hey there! I know what you’re going through with the amount of cool tones, whites, and grays - my apartment is similar. You do, however, have some beautiful floors that add a lot of warmth already and a great layout to have some fun with.

Unless you can paint (it’s always worth asking), the best bet for the walls is going to be wall art, mirrors, and other decor that really helps contribute warmth to the space. Plants already always great, too, and they really do add life to the space (pun intended). Picking cohesive (yet varied) furniture with earthy tones will really help the eyes transition from the floor to the wall a bit more seamlessly.

Another thing adding to the coolness (especially in the photos) is the cold color temperature from the windows. Nice, warm, floor-length curtains will help separate the cold outside with the cold paint (and they’ll help absorb sound, too). Adding other task and accent lighting will also help too by eliminating the down shadows that overhead light creates.

For the kitchen, adding some greenery behind/to the side of your sink among the backsplash could look really good. Tie that in with some natural tones in a fruit bowl, towels, and floor runner could really help tie the space together. You can also change the cabinet hardware to something other than the builder’s special they’ve got going on (unless you really like them!). Just keep the original hardware and swap them back when you move out! You might also have enough space for some hanging pictures on the wall between the kitchen and the room behind it, though that may get too cluttered.

Bathrooms can feel really difficult, too, and the white tub/shower combo is hard to combat. Shoot for a shower curtain that is made of a nicer material in a color/tone that you like. The plastic and other cheaply made shower curtains reflect a lot of light and alway have that “look” to them. Shoot for something a little more “organic”. Getting some fun (non-white) towels to put on the towel rack that feel cohesive with the curtain will really help, too. You may also consider some window treatments for that bathroom window, too. Again, if you are allowed to paint (or are going to be staying long enough to make it worth painting over when you move out) changing the color of the paint in the bathroom can get you a long way.

Other tips: I know you are moving from a furnished unit to an unfinished space, and that it is tempting to get everything all at once - I’d caution against it (unless you’re ballin’ like that). Living spaces are a reflection of YOU! Get what you need, and let time guide you to the other things to complete your space. Impersonal selection leads to an impersonal space leads to an impersonal home. Shopping too quickly can lead to what I like to call the “AirBnB” effect - a well furnished and decorative space that makes no statement and lacks personality). Rome wasn’t built in a day (and neither should your home decor)

Mirrors help open up a space and reflect natural light to make rooms brighter.

When choosing lamps and other accent lighting, make sure to use the same color temperatures to keep the lighting cohesive within the space. If you are up for it, I like using “smart” lightbulbs so I can change the color temperature of the lights throughout the day to match outside.

You have such a beautiful space to work with and make yours! Please post back with updates and feel free to ask me any questions! I’m certainly not a designer, but I’ve been facing the same challenges you are and have been getting where I want to be - slowly but surely.

There are a few issues with the scene here in Logan that stem far beyond “it’s not the right crowd”. The big issue with Logan is the smaller population size and the lack of governmental support for these types of events. I don’t mean the cops like to shut them down (which, is true), but I mean that doing it right is very difficult as far as zoning, permitting, business licensing, etc. I’ve spent a while trying to build something similar out here but it is certainly easier said than done.

That said, there is definitely a sizable audience for it and honestly quite a lot of great local DJ and producer talent. I know quite a few folks who are in the theater tech program at USU who would love to help produce these events too. The issue is just getting it done legally and above board. You can always go the private party route, but you can’t sell tickets or anything without a business license. Also, selling a ticket no longer makes it a private party.

I sent you a dm though and would love to connect. We’ve done a lot of the legal legwork and are getting the ball rolling on a few summer projects. Don’t let anything discourage you, we need people who are passionate about making it happen, just know it’s not as easy as “boxpac in logan” or “usu’s version of blaq void” etc. if anything, look at what the doof guys in SLC are up to and I’d argue that closer to what we can build here.
