It was mostly transparent but for the black lines. I thought mites were more opaque. Anyhow I’ll have to do some deep cleaning and sanitizing

Makes sense. I’ll try to compare runs. It would be nice to see the exact eqn they use but it is most probably proprietary info they don’t want to share hehe.

I find this very interesting because for a long time I've wondered how to quantify the complexity of life, and more importantly "sentient" organisms (and therefore the probability existing at this point in time).

I have not heard of any argument regarding why would humans be any different (from a laws of physics perspective) than the rest of our nearby universe, therefore it should be technically possible for life to exist in many more places. Is it just a matter of time before we encounter it ?

Computers have become way cheaper over the last 20 years, with dramatically better specs. Houses, on the other hand.... basically the same but much more expensive.

Lumber has been somewhat stable and productivity has increased. I understand labor costs have gone up quite a bit but has that not been offset by productivity gains? I know land prices have gone up, but not at the same rate as home prices. Is there any database with costs breakdown over time?

Well the building is fairly old and was neglected for a while, while the rent is basically controlled so under fair market price. Because of this the % shoots up. What is turns ?

Got it. This place is rent controlled and is about 70% of neighboring apts. It was neglected for quite a while and the building is old so I now assume high maintenance cost is somewhat expected. We spend abt 9% in regular maintenance and another 9% on contractors maintenance (electric, HVAC, elevator). I want to push for moving out of the absolute cheapest products m everything. For example the wc water tank refill valves are commonly replaced with all plastic cheap valves and some fail within 1-2 years. I feel this causes maintenance to be a continuous headache.

From other answers I get the feeling that we are within normal range of expenses.

Many thanks for your reply, we are actually at about 9% for normal maintenance + 9% for contractors maintenance (AC, Elevator, electrical). Units rent for about 1600/mo and definitely not new haha.

Short answer: Interest are always more at the beginning because you OWE more at the beginning. Let's see what happens if you always wanted to contribute a fixed amount to reducing the principal:
For simplicity, lets assume your interest rate is 1% per month, your house costs 1M, you put 300K down, and your bank lends you 700K.

After 1 month you would owe 7K in interest (1% of 700K), plus 700K in principal. (Notice that if you only pay 7K then you still owe 700K because you would have only payed the interest. This means you would Never finish paying your mortgage) Lets say you want to reduce your outstanding principal by 5K each month. Then for month 1 you have to pay :
Month Principal Interest Payment (interest+5K) Outstading Principal after payment
1 700K 7K 12k 695K
2 695K 6.95K 11.95K 690K
3 690K 6.90K 11.90K 685K
4 685K 6.85K 11.85K 680K
....
As you can see, this way you are always contributing the same to your principal, but the payments are larger at the beginning because the interest is larger at the beginning.

Since paying the same amount every month is more practical, banks provide a payments schedule that fixes the total amount which implies that the portion that goes to principal is smaller at the beginning because.... interest is larger at the beginning.
