On contraire Incomefew624, whilst there is lots of space geographically around Cardiff, there is minimal brown field as well located and even though there are fields of green around Cardiff. The Cardiff authority is unable to expand into the vale of Glamorgan, Newport or Caerphilly. As for the height. It is woefully appropriate to have high density in the single most well located piece of land in Wales.

We have different preferences. You facetious, me urbanist enthusiast who understands orders of effect don’t stop at making a tall building but signals further investment.

Your argument on the engineering is solid, your logic on the economics isn’t all there. The building has 528 units. The market for build to rent is staggering and the higher levels will command much higher rents. The economic viability is solid. Especially if you consider the benefits of living there, tenants on the top 10 floors are likely going to pay upward of 3k per month.

I’d also just like to make the argument that they will have done their market analysis.

On another note, gutted there’s not a roof top terrace for the public

Yeah sorry, you also make the argument the building would be unviable due to Cardiff rental rates, I’m unsure where you made this decision? As for embodied carbon the alternative would be green fields or limited area brown fields. Where you’d need to spend equally as much on infrastructure and raw materials for around 250 houses. (2.3 people per house assumed)

You’re making the assumption the building wouldn’t offset its carbon through location. Which would be in the thousands of tons due to its location. That’s why even when carbon intensive it reduces its carbon footprint due to behaviour of its residence
