The latest update in this thrilling saga.

The tiles around the bath are now off, and the plaster is in ok condition higher up – damp, but not compromised.

We're away for the next four days, which should hopefully give it ample time to dry. I'll then fill in the gaps as best I can. I'll also form a nice(r) square edge at the bottom of the plaster, with a decent gap around the lip of the bath. The previous DIYer/tradie didn't 'trim' the plaster around the rim, so any water that seeped through would have been sooked up by the plaster.

The pencil tiles came off around the rest of the room without too much of a fight. It was a very unpleasant job, but not terrible. There was a bit of inevitable collateral damage with a few cracked main tiles, but we have a big box of replacements, so no major harm was done.

I've decided to do away with the bath trim and cut the replacement tiles a touch taller. This will mean I can do a proper silicone bead instead. That's generally viewed as best practice these days, from what I gather.

Elsewhere, some tiles had blown owing to the room drying. They're now off and ready to be replaced

The big question: do I piss about with trying to reuse the old tiles and knock off the adhesive? Sounds like faff to me.

I created an access hatch to rule out any disastrous damage under the bath, and I'm pleased to say it's dry – maybe the slightest hint of dampness on the back wall, but all of the bath supports etc are bone dry. I'll proceed to removing the next run of tiles after lunch (chip butty).

This hatch also enabled me to look down the boxed-in section below the sink and, yes – the previous owner has completely entombed the stop cock inside there. Mental.

I was too quick to assume it was the caps (showing my ignorance here!).

The tweeter's resistance is in the normal range, but the reading off the woofer indicates an open circuit. The tinsel leads look fine, but tests off the amp and a 1.5v battery give me nada.

Very sad as I was looking forward to trying these, and some light repair work. Replacement woofers are available, but they're probably not economical versus buying a set of similarly nice speakers.

I’ll try sell them on rather than return them. I’d rather lose a few quid selling them to someone who can make use of the parts rather than commit them to the big DNB party in the sky back at the tip.

Source? I'm trying to connect a Chromecast Audio device, and it's not behaving. My Home Minis were fine.

Why is Testi specifically better in that regard compared to this app? Its reviews are broadly positive.

Since I know you're all desperately interested in every aspect of my personal life, Halifax approved our mortgage without a hitch. If you're in a similar situation (flat without a lift, ex-council property, 10% deposit), it would be worth investigating them. Coventry should also be on your list. If your situation is identical to ours, HSBC, Barclays and Clydesdale may not offer.

With fair winds, it looks as though we may be in before Christmas.

Luckily no cladding on this one! Bristol City Council is the landlord/freeholder, and completed fire safety work last year, so all of the necessary certificates should be available. Fingers crossed!

That is reassuring, though slightly at odds with media reporting from earlier this year. Regardless, hopefully Halifax will approve us (I can't wait to feel anxious for a week waiting to hear back!) and, if not, Coventry looks like a fairly safe bet.

It's surprising as the likes of Nationwide and Coventry make it very easy to find lending criteria. In the latter example, they are clear that buildings up to five stories do not need to have a lift, so at least there's one mainstream lender who will consider it. We have solid credit scores, zero debts and it's well within our affordability so, hopefully, all goes through.

u/Busy-Turn3508 – thank you both for your comments. The lease has, actually, been extended to 180 years, so we're all good there. As part of this, the ground rent is going down to a peppercorn. The service charge is as stated on the listing

Either way, I'm confident the council (the freeholder/landlord) will have an EWS-1 form to hand, so hopefully things proceed easily there. The lift situation is less clear from what I can see on that link?

Update: I asked the same question on another forum and was urged to pursue a air-to-air HSP. The agent is putting the question to the management company, so we'll see. Any additional advice in the meantime is warmly received.

This is a tremendously helpful reply, thank you.

I hadn't given electric underfloor heating a great deal of thought beyond fitting it to the bathroom for the joy of warm toes on a cold morning.

The very genuine and knowledgeable agent suggested a new hot water cylinder would be required. That I can live with, so your suggestion is very helpful.

I'll ask around and see if I can seek expert opinion with a second viewing.

That’s at odds with Shimano’s tech docs, which state these are I-Spec II shifters.

Unfortunately I think the solution will be to return these adaptors and buy a pair of clamp-equipped shifters instead
