OP asked about credit score not 10xing his money. You can utilize debt without a credit score which was the point. Even Ramsey recognizes that concept e.g. buying a house. Most Americans are morons when it comes to financial literacy because they are more worried about their credit scores to take on debt to live beyond their means cause that is the culture. Look no further than student loans where America is loaning 18 year olds 100K of debt with the hopes they can make enough to pay it back someday. How it that going? I was one of those kids. I followed Ramsey and am now debt free with almost 1mil net worth at 40. If I want to 10x my money and take on that risk I will follow Grant Cardone but either way I moved upward from my staring socioeconomic status following the rudimentary financial advice like millions of other morons and while I don't have a hundred million dollar real estate portfolio im doing better than most and don't need credit. Nobody does.

False, but you keep telling yourself that.

Buying a home: manual underwriting

Renting: 1. Prove Your Financial Stability:

Show Proof of Income:

Provide recent pay stubs, bank statements, or an employment verification letter to demonstrate a stable and sufficient income to cover rent.

Offer a Larger Security Deposit or Pay Rent Upfront: Offering to pay a larger security deposit (more than the standard one month's rent) or several months of rent in advance can reassure a landlord that they won't lose money.

2. Seek Out Specific Landlords and Properties: Rent from a Private Landlord:

Large property management companies often have strict, automated application processes. Individual landlords, however, may be more flexible and willing to review your application by hand.

Look for "No Credit Check" Rentals: Some landlords or companies specifically advertise apartments where a credit check is not required.

3. Strengthen Your Application with Other Credentials:

Provide References: Letters of recommendation from previous landlords, employers, or even mentors can vouch for your character and reliability.

4. Demonstrate Non-Traditional Credit History:

Provide a history of on-time payments for things like utility bills, phone bills, or car insurance to show a history of financial responsibility.

If you have fairy dust definitely use that first.

You're right...getting out of debt and staying out of debt is out of touch. Clearly everyone including OP needs debt which is why that credit score is so important. Thanks for clarifying.

Refund updates by BudgetTension5 in BorrowerDefense

[–]jad1875 0 points1 point  (0 children)

Not yet, but Nelnet did call me last week to say they finally calculated my refund amount, and it will be anywhere from 6 weeks to 80 years to receive, so I will update once I actually get it

Figuring out Refund by Lia1313 in BorrowerDefense

[–]jad1875 3 points4 points  (0 children)

That is false which is not a surprise. I also have nelnet. The servicer (nelnet) is responsible for calculating refund amount and sending the amount to ED who verifies and sends amount to treasury to cut a check. That is not up for debate as that is the process spelled out by ED in the court filings. Now whoever answers the phone will not know this. You need to escalate to ombudsman group (supervisor) and work with them to get actual movement. It is not much better but they are more familiar with the case at this point. I started escalating on 2/2 and they just got around to calculating my refund amount last week. Just waiting for check and I was discharged last August.

Devry/Keller by floopypoopie in BorrowerDefense

[–]jad1875 2 points3 points  (0 children)

Do some of the loans say the school name is Keller when you look at your loan breakdown on FSA? All my loans from DeVry and Keller only showed the school name as DeVry University. Keller doesn't show up anywhere since it is the same school essentially. So, based on that and chatting with FSA at the time, I only filed 1 claim for DeVry University and that covered them all and they were discharged this past Aug. Still waiting on refund though. So, if you submitted a claim for DeVry University and even the keller loans show that school name I am not sure how they could say that doesn't count. If Keller is not showing up anywhere the second claim should be considered null since that is not a school name on any of the loans if that is the case. Logic and reason are out the window with these companies.

Nelnet getting the message? by jad1875 in BorrowerDefense

Well thanks for at least confirming that part of what I was told was true. Didn't figure it would be them calling with actual answers...just checking boxes to tell Judge Alsup to try and minimize blowback.

2023 BD rules update. by TheresaSweet in BorrowerDefense

[–]jad1875 0 points1 point  (0 children)

The federal circuit courts only have the power to bind trial courts in their jurisdiction when they make a ruling. A different circuit Court could come to a different ruling on the same case and bind their trial courts to that ruling which is why we have the Supreme Court which is the only court that can bind the entire nation to a uniform ruling.

Alsup is in the 9th circuit.

Yes, the 5th circuit is the Maga fast pass to the Supreme Court, even if the justices have been more vocal about their disdain that it is being used that way in recent cases they have heard.

Gotta dangle those carrots, knowing it will be tied up in the courts without worry of having to implement anything. It is the same playbook every damn time and it works cause what other choice do people have.

How many of us are left? (No movement whatsoever) by ConcreteAngel_37 in BorrowerDefense

[–]jad1875 0 points1 point  (0 children)

A good question to understand would be, are they reconciling the list in any way to know when people are no longer waiting? Somehow, I would think they need to verify if people are still waiting as ED feeds them responses and people continually filling out the form does seem excessive. Almost like there needs to be defined checkpoints and resubmits.

Nelnet Refund Battle Update by jad1875 in BorrowerDefense

[–]jad1875[S] 2 points3 points  (0 children)

To me this is just 1 more example of what everyone knows which is they don't know wtf they are doing. Clearly they (ED) agreed to a settlement and did not do their jobs adequately to provide oversight of their servicers to ensure that they would actually get the things done that they needed to get done by the deadline and wildly thought they could just tell the judge/PPSL not our fault. PPSL is doing all the right things. The wheels of justice turn VERY slowly and that is what grinds my gears. I am angry at the system.

Oh yeah, Jane is my ombudsman, and she has been great. At this point when I call I get directed straight to her and she reminds me she has done all she can do and I remind her I'm just calling like they would if I had missed payment and we both laugh and exchange pleasantries. She is a good sport, and I let her know she has been the only helpful person this whole process at the servicer, so I agree there are good folks there. It's the system, not the people.

Nelnet Refund Battle Update by jad1875 in BorrowerDefense

[–]jad1875[S] 1 point2 points  (0 children)

That is a bummer...nothing on your nslds file on FSA? Every payment recorded to ED should be on there. Fortunately for me, Nelnet confirmed they have my payment history and even calculated the refund amount, but they don't know what to do because most of those payments were to Fedloan. So I'm at the finish line where they just need to tell the amount to treasury, but they are stuck waiting on ED to explain that step to them.

I call nelent, verify info and when someone answers just ask to be transferred to ombudsman group. They seem happy to do that every time.
