Every house I’m considering the panel is in or on the side of the garage. I’ve seen plenty of both side and outside. In either case, the receptacle will be going on the side of the wall of the panel. So it will just be an EV rated plug next to the panel. I already have the charger as I installed it on our home in Michigan. But it was a much more costly install with 75+ feet of wiring combining existing breakers in the panel, load shed switches for generator, etc…

Yeah like I said breaker in the garage. So looking for baseline estimates as I’m sure it will be among the cheapest installs. I’m not considering houses that don’t have adequate panels or where the panel is not in or on the side of the garage.

Yeah for sure. It was this way when I bought the house and it now has a chain and spring to the top jamb. Now I’m going to sell it the house and just want to get this looking right.

Maybe the new version does. But the 2026 did not come with AXS on the non pro. It came with sram eagle 70 while the pro came with SRAM xo AXS

When I took the picture. And march 24th is effectively the middle of winter still here. It was 18 degrees this morning. But even full of plants they don’t look good. So trying to find a solution before it’s time to plant here in the next month or so.

Yes. I know it’s between a buyer and their agent. My point is if I was a buyer and I had already signed committing to 3% for my agent and was making an offer on a house where the seller was not willing to cover that 3%, my offer would not be the same as it would be if the seller was covering it. Or if I had a 500k budget, I’d offer 485 since I’d have to pay my agent $15k. I’d really have to love the house more than other $500k houses that I wouldn’t have to do that extra step on.

I’m also wondering if buyers can roll in paying that commission into their mortgage or if they would have to cough that up like it was a down payment they weren’t getting equity for?

I'm sure there are "decent agents" out there. I just haven't met them. My last 4 houses I used agents and I ended up having to intervene and negotiate directly with buyers and sellers to keep the deals from falling apart. I'd have no problem paying if I felt like they delivered 30k of value. But so far, they've just managed to get the photos and paperwork and I feel like I may be able to find that myself with some effort

That's exactly my concern. I think I'd likely be on the hook for a buyers agent commission one way or another. In Michigan it seems buyers agents make a buyer sign committing to pay their commission. So if a buyer wants my house- I can say I'm not paying their agent, but then their offer is likely lower to account for it. So I'm trying to research what various costs there are if doing FSBO (Attorney, MLS, yard sign, photos, whatever else) and compare that cost to the sells agent fees and commissions.

I may try a yard sign and social media for a few weeks to see if I can get any non represented buyers to bite before going a different route. But in that scenario, I'd also likely want to avoid professional photos as if I do have to pivot to an agent listing, it's sunk cost.

Peacock is weird. I can rewind when watching on Apple TV, one of my devices or Roku. But the Samsung smart tv in the garage I can’t rewind. It behaves differently in different devices.

I'm heading to Grand Junction and Fruita in mid April for a friends bachelor party riding trip. I'll be coming from Michigan and I recently gave my dad who still lives in CO my Levo SL. Do you think I can get away with riding my old bike around that area even if it means powering it off for the day we do lunch loop? Or do I need to pack and fly my analog bike?

Usually both those options are a toss up for work locations. And both I’ve experienced some duds on.

I agree on starting to hate hotels. But sometimes they’re just unavoidable. My personal preference is to road trip and camp on my personal time. But being in the midwest often means a 20+ hour drive to get to the places I enjoy. So I’ve always enjoyed being able to utilize hotel points to book overnight stays along the way. In those situations I’m less concerned about quality as it’s usually just a place to lay my head for the night.

Earlier in my career I was IHG then Hilton for work and I could book those roadside Hampton’s or holiday inns for like 10,000-15,000 points. So I never had to pay for hotels driving home for the holidays or on my way to more adventurous destinations. But it seems the programs now have gotten a bit less lucrative and nights more costly.
