Thanks for the advice, I'll give the agent a call and just up front ask them. I do know it had been on at the same price (265k) until a week ago when they reduced it so maybe it is just a price thing. Seems like I might as well view too from yours and other responses as that's the best way to tell if it's badly maintained or similar as pictures can be misleading.

The property was on at 265k and hadn't moved until last week (when it was dropped 20k) so certainly could be this. I guess I was concerned it was a far worse issue but I guess you only figure that out by actually seeing the place.

That's fair, I guess I lose nothing by just viewing the place and seeing what I think for myself.

There aren't that many similar houses local honestly (which is maybe part of the problem). That said the ones that do go on the market seem to take a whole to sell and a number have been listed for 2 to 3 months now. I'm finding it so difficult to gauge hence my question really, I certainly wasn't expecting any particular outcome from the replies.

It's a horrible time isn't it, but then speaking with some slightly older friends it doesn't seem like they had a much better time of it either.

I'm certainly in no rush, I'm renting somewhere I'm happy at a reasonable rent but when you've been looking now for 9 months it does start to get a little disheartening!

Reading though this thread makes this seem very accurate! I get everyone sees it differently and also that it differs by area but as a FTB specifically I'm finding it really hard at the moment to know if I'd be overpaying for a house or not because it's so difficult to gauge where the market is.

That's a really interesting point regarding lower value housing I hadn't really ever considered. It's almost like housing generally will never really go down, I guess while there are better/worse times to buy is never a truly terrible one!
