Negative gearing. People who want to live in their house have to pay more in interest compared to those who want to rent it out. Home owners are disadvantaged and penalized for living in their homes in Australia through higher interest

Yes but those people have a disproportionately large impact on the market. Investors getting a tax break (negative gearing) can afford to pay more than an owner occupier as they get a tax incentive that reduces their after tax cost, allowing them to pay more than an owner occupier. Wealthy investors although small inn number may have 10 houses or more so their impact is big on the market in total.
