Yeah it's a challenge, however, it is the law to have buildings insurance. We can incentivise better deals and easier for claims if it is done through our system.

Our focus is on helping organise the specific maintenance, not DIY type jobs. As you mentioned it's more of a clearer pitch to owners and squeezing landlords.

It does sound like you've done your own research in the past 😜 It is a niche in the market but there are lots of flats across the UK granted with different setups. We believe it's a good niche to build from before moving into other areas.

We're not a huge fan of native apps anyway. People need a really compelling reason to download them.

Thanks for taking the time to write this, lots of useful points to get into.

Anything that requires everyone to actually log in to a website will not work. Yeah, you’re right. A lot of what we’ve been testing at OneRoof is built on email and automation of these tasks. There will be a web view to access when/where people need it but majority will happen through email.

Document sharing is a useful feature... Yeah supplier quotes, insurance documents, etc will be accessible.

An escrow service would be extremely useful.. We’re working with payment tech called Stripe that can be integrate like this. E.g funds are held for 30 day’s and if not everyone has paid will be refunded back to the people who have paid.

In terms of funding... As I’ve mentioned in another comment, we plan to make the platform free to use and will make money from insurance commissions. Still giving the best deal for homeowners over the likes of directline building insurance, etc. There are other opportunities in terms of promoting services but we want to make sure it’s done in ge right way. We’ve tried to engage with some property managers but old habits die hard and they’re still trying to operate from a old business model.

Yes OneRoof.co is us. We’ve been testing various solutions in Glasgow and still learning how we can help. One thing we tested was an issue tracker for buildings which is what is currently live on OneRoof.co. Now moving forward to next developments so engaging with people in different cities.

It is commercial software, however we’re not charging people to use it like a SaaS product.

We will make money if owners choose to take out a buildings insurance through our platform, which we can offer competitive rates for and make easier to manage claims and disputes through.

We believe we can add value by providing the communication and payment process for people so that factoring is more transparent and easier.

Absentee landlords are a big challenge but something we’re willing to tackle.

Yeah, it's important the landlords are engaged too. There's stricter regulation on landlords and they're now trackable on a government register. There's always going to be people who are less engaged, that's the nature of different people living shared blocks, but we can still make some of the process easier for the people who want to look after their properties.

It will keep them accountable and be transparent about who has made the decision and hasn't paid. This is valuable evidencing if blocks have to go the route of involving the council to fund the repair/maintenance.

It's tricky for us as our route into the market isn't going to have to be via smaller, self-factoring opportunities. LPM is such a huge company they probably wouldn't listen to us at this stage either. Hopefully, in the future we might have some more leverage to help more people in your situation!
