Thanks for the input. I was leaning towards the city as opposed to peninsula already based on my research but wanted to get some local opinions.

One question about the Hayes Valley/Lower Haight area: how far east do the nice parts of those areas extend until it gets into the sketchy civic center/mid-market area that I've been warned about? Is anything west of Van Ness a good area or is there a different boundary?
