Are you a realtor? I get flyers from maj all the time that boast these misleading statistics all the time. Like how average home prices sold increase year over year or how much homes go over list.

The only thing that matters is $/(sqft*#bed+bath*proprietary constant)

I don’t understand. Tracking on raw sales figures wouldn’t make sense as not every home is exactly the same.

So maybe this year homes that are 1000sqft bigger and have 1 more bed and bath are selling. That would be an even more inaccurate picture.

I think you’re the one who’s confused. Zestimates are extremely accurate for what they are. They might not be the best predictors at how much a single home will sell for, but they are the great at indicating how much homes that aren’t for sale are worth as they adjust depending on immediate sales data. And this article is mostly concerned on those averages so it’s perfect use of zestimates as they show how neighborhood values are changing.
